It will be cheaper and more straightforward going to probate.
They will ensure that all the required legal requirements are met, if you make one mistake it could prove a costly exercise putting it right.

It depends on your state law and if there was a will what did it say? Did the will leave the house to you?
I would take all your information and ask an attorney what the legal proceedure is. Most will give a free consultation or at least do one for a small fee.
The last thing you want to do is make a mess of this that will cost you more time and money. Do it right the first time.

In most states you need to go to probate.
My father died in 2006. We sold his house aftr going through probate. There may be someone out there that wants to contest it. You need a judges permssion to sell it.
