help please im a landlord and need help?

I am a landlord, I have a tenant who has not payed top up fees for 8 weeks now.
She ows £1600 prior to that.
The council are now paying me her rent (but not the top ups)
She he has found another place and is looking to move, she is buying time by hiding from me and not answering the door.
I have sent her a letter asking her to pay up but still she has done nothing.
The contract did say that if she misses her payments for two weeks I can walk in there...(However the contract is now expired)
On a side note she has also refused to let me show people around the house.
I know for a fact that she is looking to move in June but she has not given me my months notice as was stated in the contract.
The problem is she use to pay me top ups in cash, how can I prove that she has not been paying me?

Also once this is delt with would you recommend I use a letting agent?

The contract is considered valid under common law. You don't "ask" you demand. You don't have to prove she is NOT, she has to prove she IS.

If you are not capable of handling this on your own, find the meanest most cut-throat letting agent you can.
