It was not a juvenile tree when I bought my current home 9 years ago, and yet I have only seen it produce 2 of those years. Even when it did produce there were very few mango's. Other people in my neighborhood have trees that do produce fruit, as close a two doors down. What can I do to turn this situation around? P.S. I live in S. Fla.
I don't think it's lack of water as it does have its own dedicated sprinkler head.

A friend of mine purchased a home in south Florida and asked the sellers if the trees in the from yard produced fruit. They said not while they owned the house they hadn’t. There were three citrus trees and a mango.
After he was living in the house he started to water the trees every day with a soaker hose – within a year and ever since – the trees have fruit in different stages of maturity at all times.

not to appose the above answer but i read too frequent of watering will cause this, also you need a specific fertilizer, potassium something. google "fertilizer for avocado"
