The difference may only be in the bylaws. Townhouses tend to own the property they are on, whereas condos typical own a portion of all common area's. I know confusing, but you have choices.

Generally a townhouse includes a little bit of land as well as the living unit. Frequently a townhouse is 2-3 story and/or has a basement. A condo is an apartment you own, with shared ownership of the land and common areas. A townhouse is a rowhouse, with a neighbor on one or both sides, but not under or over you.
Both may be part of a Planned Unit Development and have associations and amenities which are shared, but a townhouse may be entirely freestanding and independent.
A duplex is a townhouse with two adjacent units.

To make it sound more simplified, with a condo, you are buying air rather than physical real estate.With a condo, you do not own the dwelling or the land beneath the dwelling (if it is a first floor unit) and only own the 'space' between the walls, floor and ceiling. With a townhouse, you own the dwelling as well as the lot that it is place on and any improvements. In our area, there are a lot of condos that look like the traditional townhouse. (attached or semi-detached style) With a condo, you actually own less than if you buy a townhouse and have little control over what you can do with your condo; also have condo fees due monthly or yearly. Many people opt for condos because the majority of condos maintain everything on the outside from painting and the roof to grass cutting and snow removal. With a townhouse, (in most cases) you maintain those items yourself but they belong to you.

A condo is an apartment except you buy it. A townhome is a two, three or four story home that is connected by others the same. They will usually have at least a one car garage on the bottom floor. They come in many sizes and styles. So do condos but you will be in a high rise building with secured parking underneath the building. Condos can be anywhere from 800 sq. ft. to whatever you can afford depending on where you live. Some can offer multiple levels but most are one story apartment type layouts. In big cities you can pay exorbitant amounts for condos where a townhome in the suburbs would be more worthwhile price wise.

A condo is a housing structure that is a part of a bigger unit or building. The owner owns only the interiors of the condo.
A townhouse is a style of housing where a row of independent and identical houses share walls. The owner owns the land as well as the interiors plus any yard or deck.
