Are there legit professionals, other than realtors taking 6% who can help with the sale of a home?

I have a buyer for my home in Illinois. I'm already taking a loss and don't want to pay a realtor 6% since I already found a buyer.

If it were me, I'd use a real estate broker to facilitate the transaction who is licensed in Illinois. They can prepare all the documentation and assure that you have disclosed property condition properly, etc. There is nothing that says you have to pay them 6%. This would be a blue-bird for the broker and he or she should be willing to do it for less than two percent. After all, you have both the property and the client. Their contribution is the paperwork and expertise.

The two of you simply need to agree to terms, sign a contract, and find a lawyer to close the deal and provide title search work. You will also want to have appropriate inspections, etc. made.
