I don't know the property laws but here one cannot build anything within 5 feet of their property line. Lately permission has been given in some subdivisions to lower that to 3 feet. The main reason is that if there is a fire, it won't spread to your buildings. And, if there are problems here, the utility company will not give you utilities if your house is built too close to the lines. Another thought is that you've paid taxes on property you aren't using for some time. I don't think you can divide up your property and sell them that strip of land but, again, you need to check your local laws. You aren't the only one to find out that property lines were guessed at years ago. I have my neighbors water lines way into my property and so when he has a problem, they dig up my yard. I also have a friend that has property in a valuable area. He has a vacant lot and a large bar built a new kitchen and it's on his property. He sent them a bill for rent or invited them to tear it down. That sounds funny but he really can't sell the property with this building encroaching on his property and it's very valuable. You do need to notify the owners in writing that the property belongs to you or after a number of years they can claim it as their own.
