I need to know something about residential property lines.?
I inherited a house from my parents. They lived there from 1948 to 2010. The house just east of it was just sold/is being closed on. From the surveyor I have discovered my lot line goes two feet further east than the fence my Father put up 30 years ago. It even goes into the garage on that property that was there when my parents bought the house. (so the garage on the east house is actually on my property) The owners were friends of ours all this time, (they and my parents are all dead. Now I am worried that I will lose that 2'x120' strip to the new owners? There was never any written agreement that I can find between the four. THANK YOU! Please do not say call a lawyer cause I already know that. PS I have no intention of being a jerk or causing the new neighbors trouble, but I have calculated that land value at around $10,000 if you just divide it up.

I don't know the property laws but here one cannot build anything within 5 feet of their property line. Lately permission has been given in some subdivisions to lower that to 3 feet. The main reason is that if there is a fire, it won't spread to your buildings. And, if there are problems here, the utility company will not give you utilities if your house is built too close to the lines. Another thought is that you've paid taxes on property you aren't using for some time. I don't think you can divide up your property and sell them that strip of land but, again, you need to check your local laws. You aren't the only one to find out that property lines were guessed at years ago. I have my neighbors water lines way into my property and so when he has a problem, they dig up my yard. I also have a friend that has property in a valuable area. He has a vacant lot and a large bar built a new kitchen and it's on his property. He sent them a bill for rent or invited them to tear it down. That sounds funny but he really can't sell the property with this building encroaching on his property and it's very valuable. You do need to notify the owners in writing that the property belongs to you or after a number of years they can claim it as their own. I have a lot of property behind my house that goes up to the water. Some of that land does not belong to me and is considered slippage and not taxable but those that donated the land to the city for this subdivision walked around and knocked on doors across the water and thanked the residents for keeping his property so nice. I've been here almost long enough to claim the land as mine and I will and have received no such notice...adverse possession..it's different in each state.
