how does a landlord know if the court has appointed an executor for a deceased tenant's estate?

my wife and I own rental property in southern california. if our tenant dies how how will we know if an executor has been appointed by the court. I know the executor will receive letters testamentary or letters of administration. but when someone shows up without a letter, and we are not aware of an executor, how do we know the estate is not going through probate? aside from a indemnification agreement what can we do to protect ourselves?

Why do you have to protect your own property. If the tenant dies you change the locks and put their goods in storage which their Estate has to pay for.
You can contact the probate court for info.

When probate is opened you can find out who the executor is. Court records are open to the public.
