One thing to consider: go view the townhouse when people are home during the weekend.
I HAD to buy a detached house because I could no longer stand living someplace where I could hear the neighbors through the walls and floor constantly.

Looks really good to me. You're only 22, I would go for it! I've not been to Chaska for a long time but I guess there has been a lot of development there. I love Chaska/Chanhassen, especially Minnesota Landscape Arboretum. I recently bought a home at Rochester, MN and paid more for it but it's a detached home so this townhome looks good for a young man like you. Have you considered all the expenses involved in maintaining a home? This could be a lot for $13 an hour. Do you have family who might be able to help if you get into a financial problem? Could you rent a bedroom to a roommate? Think about all this before you decide. I certainly hope this will work out for you. Let me know about how this situation develops for you. I love Minnesota and Minnesotans so I'm very interested in hearing more from you.

It sounds like you have the right idea and a couple bucks saved, but you are going to need to make more than $13 an hour if you want to own a home. Did you happen to check out taxes? How about utilities? Add up all of your bills, then see what you could actually afford AND continue to put some money away.

Are you living at home rent-free right now?
If yes, put 20 grand away each year for the next three years, then you could probably afford to own that town home.
Please note that I said "afford to own" not "afford to buy." They are two different things. The buying is the cheap part. Owning and maintaining is the expensive part.

you only make 27 grand a year.
buying a home could become your biggest nightmare in your life since bills will eat up a huge portion of your pay.
this could leave no money for vacations, entertainment, dining out, cars, etc. a life of living pay check to paycheck.
simply not enough to afford a mortgage and ALL the living expenses that go along with it. if anything put 20% down so your monthly payment will be less.
a banks job is to make money,,, they will not be brutally honest with you and turn you down,, they will do their best to make a buck.

at 13/hour you can't afford a house yet. Congrats on the goal and saving that much at such a young age.
