Advise for 20 Year Old Realtor?

just became and realtor. I’m 20 years old. I got into this industry because i was interested in wholesaling properties. My big goal is to let my money work for me and acquire multiple properties and rent them out. Hopefully I can find apartment units. Im not going to lie, im a little nervous though. Luckily my mom has been by my side and is assisting me. Due to her, I have my first client whos looking to buy. Shes going to blast my card over facebook which has got me shaking lol. I just want everything to go right. Being a realtor at my age to me is great from what i hear but i feel like people want realtors with experience and i feel like if i make a mistake, its going to tarnish my rep especially since im brand new to this. I also hear that a lot of realtors dont make it. I just want to know are there any other realtors in the maryland area or where ever who are my age who can share there experience and can i get some advise from you all and experience/seasoned realtors or brokers as well.

My questions are 

-how did you get clients when you first started off and whats the best way to do so

-does anyone do wholesailing/wholetailing on the side(thats the whole reason i got in this industry)

-(This is question is for top producing agents) how are you able to sell 40+ homes a year and how long did it take you to become a top producer

-is there a certain way i should have my hair. Im trying to grow it out (Im a male)

-have you ever found it hard to find sales/stay committed

    Wholesaling properties is a get rich quick scam for the unlicensed, not actually done in practice unless amid a very hot market.  If that is why you got into the business, you probably already realize the scam or have yet to learn enough about the business to be successful in it.  You have to learn how to crawl before you walk or run.

    When I started young (28) I found it easier to get buying clients, typically first timers, because they were closest to my age and whom I had the most in common.  I found them while doing open houses for other agents and in the oddest places like bars and baseball games by doing a little eavesdropping on conversations between people who happened to be talking about real estate.  I would take each opportunity to introduce myself and flex my real estate knowledge to prove I was a worthy representative (albeit a bit of fast talking I learned in previous sales jobs).  It took me a good 6 months to tell up from down in the real estate business and another 6 months before I started making enough money to live independently.  Another 3-4 years before I started making "real" money".

    Did you pass the tests? Because it sure does not sound like it.

    Finding clients is the impediment for all realtors.  There are many realtors who go months without a sale transaction.

    Do you have money??  Because otherwise, your money can't really work for you, can it?

    If you have money, you are free to buy whatever you want and represent yourself.

    I know of a college grad who had a 4 year college degree. She went to work as a office manager of a top producing realtor in the area. That was 2 years ago.  They call it "director of first impressions".

    Why would she take that job at $13-15 an hour instead of selling 40 houses a year ?  Hmmm.  Maybe because some guaranteed money is better than none while she is learning?
