Well in Los Angeles as a landlord, about 80% of the rent I collect goes to mortgage payments real estate taxes, liability insurance, fire insurance, maintenance, repairs and remodeling, soooooooo, none of those things will get paid and the government especially will lose billions of dollars and the banks will go under.

If you do not pay your rent, your landlord cannot pay the mortgageAfter 3 months of not getting any payments because you do not pay the rent, the mortgage company that holds the mortgage on your landlord's property will foreclose.When that happens YOU lose all of the Landlord tenant protections because your landlord is in default and your lease is with them and not the mortgage company.
They can put you out on the street with none of your stuff and chain the building shut, nail wood over the windows and hire a security guard to shoot anyone who trespasses.
(and...THAT is why you see blocks of boarded up buildings where there should be apartments...because people stopped paying rent, mortgages stopped being paid and the bank owns these vacant and abandoned buildings and because they rre not tin the property rental business...they stay vacant.)

Greedy? They have expenses they have to pay, same as anyone else. Tell ya what, go buy your own house or apartment building and rent it out for free. See how long that's viable.
