if you lease property from someone, can the owner tell you what to do with it?

my partner leased a truckstop for 15 years by contract from the owner. inside there is a restaurant. my partner leased the restaurant to me. does the owner of the truckstop that leased the property to him have the right to tell, me what I can and cant serve in the restaurant/change my employees hours?? someone working in the truckstop was hired and she feels she has the right to tell me what to do with the restaurant because she is friends with the owner and threatens to get me kicked out by the owners permission..

Yes.  Absolutely.  In fact, he can tell you to get lost, if subleasing was not allowed or if you were not approved by him.

It all comes down to what's in the original truckstop lease, and if he's even permitted to sublet the restaurant to you.

There may indeed be some kind of restrictions on how the restaurant can operate. And it may indeed be possible for you to be kicked out if you and your partner are in violation of the original lease.

Only if the original contract has such stipulations
