I am looking to refi from a two year ARM to a 30 year fixed( to a lower interest rate)...what are the questions I should be asking the mortgage companies?

My husband and I bought our house last March, with a 2 year arm. The interest rate is high at 7.45%. Would we benefit from refinancing now?

I live in Mass. and have given my tenant a 30 day notice to quit. She appears to want to fight this, and take it to court for an eviction process. Now what?? I don't want to make any wrong moves,I just want her out.

I have decided not to renew the lease with my currant tenant, and since she has been unruly. She yells and bangs on the floor, she makes statements like oh I'm going to be real loud today, or scumbags, as she walks up her stairs (which is just outside my kitchen door inside the house). I ignore her completely, but my boyfriend calls the police with out any results,she is quiet by the time the police get there and claim its us harrassing her!

Does anyone have any suggestions on how to best handle this situation? I would appreciate any idea at all.

My tenant had a guest over that threatened my husbands life. We decided we did not want someone associated with this type of person living in our house so we informed her of our intent not to renew her lease(it's month to month). We had her served by a constable with a 30 day notice to quit. She now bangs on the floor so hard plaster falls from my ceiling, she screams profanities outside the door that seperates the main house from the renants entrance. She likes to wait until my husband is home alone to do this type of stuff, but I have been there more times than not to witness this. She also harassess prospective tenants when we bring them to show the apt. The police say I can't do anything until she breaks the law, but my son and myself are scared! I dont want to live like this.. does anyone know what I can do???
