is there a conflict of interest even with a buyers agent?
I understand that the buyers agent represents the buyer, but end of day the buyers agent will get paid from the listing agent/broker company correct. So in that case I still dont see how a buyers agent will fight for the buyer (Even though the buyer wont pay his/her commission).
What is the incentive for the buyers agent to negotiate on behalf of the buyer when the 6 % commission is split between the listing agent and buyers agent? Meaning if the sale price has gone down and in the end no matter how you look at it even the buyers agent will get paid less right?
What am i missing here

I am looking into buying a town home in Morton Grove, on the waukegan road, Trafalgar woods townhomes built by Lennar and I know there is a branch of chicago river nearby and I was wondering if anyone lives in that area nearby and has any idea about the flooding history there?
I know that earlier this year dempster street got closed as it was flooded nearby
however i put the address of the potential new home in floodsmart.gov and it came under low risk to moderate..

ok, we are planning on buying a house and our fico scores are above 700. right now the interest rates are around 6 % or so.
my question is can we get a loan pre approved, get the money funded or whatever and then go back and say we dont need the full amount but we need (like 20,000 dollars or less)?
the logic iam looking at is if I take good APR rate on balance transfer before I get preapproved that migt affect my FICO score, however if I get preaprroved and my loan funded, THEN get some money from the credit card for a good rate like say 2.99 % APR or soa nd the go to my mortgage bank and say i dont need all the loan money, I need $20k less assuming I take $20K from my CC as a balance tx for a lesser rate, in that i can get a good rate on my loan and at the same time my fico score wont effect my mortgage rate anymore coz its alreayd funded?

When we were in the hospital I noticed that the diapers they provided had a yellow line at the bottom and the nurse told me that when the diaper gets wet it turns to blue.so I bought the same pampers swaddlers newborn from the store an I didnt find that yellow line thing, it was just plain?

I have a 3 year clean dirving record and i recently got a ticket and I was wondering whats the best i can do in court to go to a traffic school in lieu of points on my license?
In cleveland ohio when i called the clerk of courts they told me that I need to ask the judge for that deal!! SO wahts the best way to go about this? theticket i got is "operation of vehicle at stop signs" ticket.... Do I need to plead guilty for this to get this deal?
ALso, any chance that I can get out of this tkt since the officer wrot the ordinance # wrong on the ticket? I got no chance, she just wrote the tkt and gave it to me..

I got a moving violation ticket. officer wrote ordinance no. wrong on the ticket for my violation, the description he gave was "operaion of vehicle at stop signs" and gave the ord no. as 331.16. HOwever in my city the ordinance # for that violation is 432.17 and so basically the officer got the ordinance wrong:? so can i pleasd not guilty and argue to dismiss the tkt since the ordinance # is woring?
My 3 year history is clean and i dont want my insurance to increase...
