  • Duties of an Executive Assistant to a Real Estate Broker?

    I recently accepted a job as a Office Manager/Executive Assistant to the Owner/Broker of a Real Estate Brokerage. I have years on office managerial experience with less extensive experience as an executive assistant with no real estate experience. I accepted the position at a pay rate which is well below the minimum average according to industry standards.

    I have been in this position for 2 months and have been having trouble getting into an effective routine. I feel that my broker is asking too much of me with my lack of real estate knowledge and I'm just curious what others would say the job description would be and what should be expected of me.

    I am really struggling in this position and want to really evaluate the expectations from my broker versus the reality of the job duties.

    Here is some of what is expected of me on a daily basis (keep in mind I have no real estate experience or any real training from the person who had my position previously:

    "Gate Keeper" of all email and phone calls, determining what I can answer and what needs to be directed to my Broker. He is rarely in the office and expects me to know and handle the majority of all correspondence.

    Filing - The office has zero organization, on top of my daily duties I am expected to reorganize and initiate a filing system of an office that has years of business and personal files intermingled.

    Scheduling - scheduling & coordinating all calendar appointments & events including setting up showing tours for multiple clients over the weekend. I have to sort through the huge list of properties the client is interested in, contact each listing to verify MLS information and coordinate appointment only showings and regular showings and find out who has offers in.

    Contact Database - I am to keep meticulous record of all contacts, which is previously grossly incomplete. On top of going through hundreds of current contacts and updating the information, I am responsible for tracking each contact and categorizing them and maintain followup for each active client (buyers & sellers)

    -Preparation & distribution of all documents, contracts, listings

    - Have an extensive understanding/knowledge of all clients needs without referencing notes. My broker calls sometimes once a day and asks for info on various properties & clients and expects me to have all of the information sorted and stored in my head

    -Keeping meticulous phone records so if my Broker receives a call after business hours or over the weekend he will know what is going on, without physically speaking about it with me.

    -I am to be assertive/confident with all client correspondence without the knowledge that would enable me to obtain confidence.

    -Keep on top of all deadlines, including contract expiration's, dues, bills, etc from business partners and vendors

    -Keep my email & my brokers email organized, his email hasn't been organize since 2010.

    -Prepare listings with no real estate experience

    This is some of my major duties, but I am expected to know what is priority, without knowing what is priority to my broker.

    We have a scheduled 90 day review coming up and Im feeling lost and not sure how to approach my concerns especially since I don't really know what is realistic in terms of expectations. I am currently making about $24,500/year in San Diego, the low end of the averages is $30,000

    I recently went to the DMV and registered a new quad and submitted the change of ownership.

    I have been waiting for the title in the mail (because I now need to sell it) and noticed the address on the registration was wrong.

  • How to follow up with a business lead?

    I work for a landscaping company and am new to business correspondence.

    We sent out a bid to a potential client a few months ago. He just emailed me asking if the bid was still still valid.

    I've been writing my response over and over and nothing sounds right. I'm looking for some suggestions on how to follow up with him letting him know the bid is still valid. Everything I write seems to be too short and I don't know how to make it look professional and enticing.

  • What kind of lawsuit should I file?

    I work for a landscaping company. We hired an employee who was working with us on a Client (I will refer to the client as Client). He stopped showing up to work and did not call.

    About a month later we received a call from the Client asking about the new water feature contract.

    Apparently after this guy quit working with us, he approached the Client as if he was still working with us and had gotten her to sign a new contract changing the style of the water feature. He had been working for her for a month, and after she found out he wasn't actually working with us, she fired him.

    We have been fixing this job now for a few months, he messed things up quite a bit.

    We would like to sue him for the cost we have incurred fixing what he messed up.

    We also found out he had a contractors license that was revoked twice.

    Our damages are less than 10,000 so I was thinking we could file a suit in small claims court.

    Im trying to figure out what exactly we should sue him for... because he has caused us financial damages, the Client has said she is going to give us bad reviews, he never told us he ever had a contractors license [or that it was revoked], and he scammed the Client who is actually a senior citizen.

    Any help on how I should proceed would be appreciated.

  • What could cause vomiting other than pregnancy?

    I've been gagging and throwing up nearly every morning. I've had these symptoms before, just without the actual vomiting. The vomit seems to be really thick mucusy. I smoke cigarettes and take a lot of medications.

    I missed a birth control pill once and wasn't taking it at the same time everyday so I'm psyching myself out. If I didn't have the gagging issue before I would think I was pregnant and will still take a test.

    I'm just wondering if there are other causes to gagging and vomiting, I've been having headaches and feeling lightheaded in the evening.

    Could the smoking and thick mucus vomiting be related?

    I don't have the flu or food poisoning.

  • Fiber and diarrhea related?

    I have a mild lactose intolerance issue, it doesn't always effect me, but usually hours later I'll get cramping and diarrhea.

    I found though, that when I eat cereal (like cheerios), I very shortly after eating it (I don't drink the milk, just what's in the spoon) I get cramping and diarrhea except the difference when it's cereal it happens sooner and the stool is really loose and almost looks sandy/grainy.

    So I'm not exactly sure what the issue is, the milk or the fiber, and what makes the cereal go through me quicker.

  • How do I get rid of spiders and egg sacks way up high?

    On the outside of my house up in the eves there are a ton of huge spider egg sacks and spiders. They're coming into the house. I've considered spraying them, but to get up there it's likely either the spray will come back down in my face or the spiders themselves will fall on me.

    With them wedged up in there it's not practical to scoop them up or vacuum them. What can I do?

  • I don't know how to be affectionate with my husband?

    I've been married for about 4 years and we have a 4 year old daughter.

    I've never been really affectionate with my husband and my mom is telling me it's affecting our daughter, who has been having behavioral issues. We became parents at the same time we became newlyweds, so we kind of skipped that part. I find myself more straight forward and tend to nag my husband and boss him because he won't do anything otherwise. He is my best friend and we love each more than anything, but I'm just not affectionate. I guess I'm more business like, which is what I find necessary in trying to manage parenting, working and being a wife,

    I don't know how to set a better example to my daughter on how husband and wives are supposed to act and how she should treat her daddy.

    I need advice on how I can remedy this... My mom thinks the only thing that will help is marriage counseling. I need help.

  • Gross menstrual question, beware?

    Okay, so I dont know where else to ask this, but basically I'm wondering about the different types of menstrual blood and what it means.

    I am 26 years old, smoker.

    I have years and years of really painful cramping and heavy flow periods. Over a year ago I stopped taking the placebo pills of my birth control and after several months my periods stopped. I didn't have a period for a year and then a month ago got really sick and got a shot of penicillin. I got my period the next day and it hasn't stopped. It's been really light flow but with intense cramps. I'll go a day with nothing, then get bad cramping and start bleeding.

    The weird thing is, the blood is nothing like my previous periods. It's bright red, with not clots (previous periods were jelly like). Also I notice that like only one side of the tampon has blood. Not like half full, but literally only one side. I'm assuming I'll need to go to the gyno, but curious if anyone else has experienced this.

    I Just started working for a Carpet and Drapery cleaning service. I'm interested in learning marketing and was trying to revamp the direct mailer advertising our carpet cleaning. I'm curious is the header should be direct like "remove the stains forever, guaranteed" or something clever pun or what. What method works best. Any clever header ideas? We do guarantee stain removal and are BBB members with no complaints. The current header was designed by one of the owners who is from Russia and the sentence makes no sense to me. It says "call me on the carpet, will you?".

  • Cold sore on my tonsil and nausea?

    Last Saturday I developed a sore throat and woke up to white patches on my right tonsil. Went to doctor on Tuesday night, negative for strep. I started getting a horrible heartburn sensation as well, anything I ate or drank felt like a rock being hammered down my esophagus. White patches spread, back to doctor on Thursday. Negative for strep, given lidocaine to gargle and muscle relaxers. Lidocaine made me throw up, heartburn feeling still there now not able to really eat or drink. ER Friday night, diagnosed with strep and given penicillin, muscle relaxers and Tylenol/codeine syrup (mind you I'm allergic to codeine and was given a stupid explanation that because it's liquid form I wouldn't be affected). Early Friday morning, throwing up like crazy, horrible stomach cramps, a little less sore throat. Back to doctor, undiagnosed with strep and told I have a cold sore on my tonsil (in addition to the other white gunk).

    S it's been well over a week and I still can't eat or drink. No doctor seems to be addressing the weird heartburn issue. I couldn't even eat a bite of ice-cream or mashed potatoes last night because the pain is so intense.

    I have no idea what's going on or what to do!

  • Does salt water help strep?

    I just read an article stating that if gargling salt water helps soothed your sore throat then it isn't strep. This goes against everything I thought true including what I was told in the ER last night.

Doctor swabbed for strep and said it was negative so I have some sort of virus that antibiotics wouldn't cure so she wasn't going to test for anything and sent me on my way. Now I have the following symptoms:

    Entire throat swollen and other tonsil has white patches, the dangly thing in the middle is swollen

    I've throw up several times yesterday and today

    Horrible neck ache

    Horrible right ear pain (doc said both ears looked clear)

    Body aches especially in legs and hips

    Chills with slight fever, nothing over 101

    Dizzy

    Overly fatigued

    Headache

    Generally in a lot of pain and discomfort

  • Is this reasonable expectations for a 4 year old?

    My almost 4 year old has been exhibiting extremely poor listening skills, being defiant and rather bratty.

    My husband will sometimes tell her something along the lines of "I will let you play one game if you will take a nap after wards". She will of course agree to it and when it's time for the nap will then start to throw a fit and be difficult. He then lectures her about how she said she would do something and didn't and it's lying and "manipulative". In my opinion, I don't think it's reasonable to expect her to fully understand the concept of saying you'll do something at one point and following through when it's time. I don't think she's lying, because I don't think a 4 year old really understands that concept. I don't think she purposely lied and was being manipulative.

    Am I not giving her enough credit on what she understands at this age or is he expecting too much and setting her up to fail?

    Also, any ideas on how to improve her listening? She doesn't seem to respect our authority and take us seriously even though we are always consistent with consequences. My mom who watches her twice a week actually had me come home from work to pick her up because she was "being defiant and doesn't respect authority" and won't watch her anymore until she approves.

    I read a lot and research and can't figure out how I'm failing at teaching her the appropriate skills.

  • Unemployment benefits from a non-profit organization?

    First of all I am California. I have been working for a church for the past 4 years and because of their non-profit status they were not required to pay into unemployment. My previous job ended in 2005, which was not a non-prof.

    1.) is there some backdoor method to collect unemployment from the church?

    2.) when I looked into the benefits online and I selected the checkbox that said I did not receive an unemployment paper it said I couldn't do it

    3.) is it too late to collect from my previous employer, and what documentation would I need?

    I have been looking for a new job since November with no success.

  • How can I deter scout bees?

    I've been noticing scout bees checking out our porch and AC unit. Is there a way to deter them so they possibly report these locations as non possibilities? When I saw one earlier I tried running my hand vac to make loud noise and he flew away, but I don't want them trying to build a hive out here. My daughter is allergic to bees and the wooden overhang seems like somewhere bees would love to love to set up camp.

  • Job interview second followup?

    I had an interview last Tuesday that seemed to go well. He said he would be coming to decision by Monday. I send him a thank you/followup email the following day. I have not heard back.

    I would like to send another email asking if he has come to decision or if I still being considered. I need some samples of what it should say.
