In the state of Delaware.

Tenant has been there almost a year.

Pays rent on time.

Just want to get her out and move myself in or possibly another tenant.

Current tenant is a friend, and i let her move in as a favor(she was going through a divorce, has 2 kids and terrible credit)

originally i was going to move in to the place, but she needed help, i am tired of helping(i'm not making any money, just covering mortgage and condo fee)

There is no rental agreement, just an oral agreement. no terms stated. just rent amount and when it's due.

Do i need a lawyer?

She has a lawyer and is friends with a few lawyers. i do not want to screw her over, and i don't want her to screw me over.
