Landlord moved and left no forwarding info. Who should I contact?
My wife and I are tenants of 2 landlords who recently got themselves into a serious lovers quarrel. One of the women served as our main contact while her partner seemed to not want to be bothered with the affairs of renting their house. The 2 lived together in another house they owned until last week when some sort of dispute took place and one of them moved out. The woman who served as our main contact flipped out, murdered her 11 year old daughter, and then killed herself turning the house they lived in into a crime scene. This location had been the address that we were sending our rent checks to and the phone # we would use to keep in contact with them. Unfortunately, I only learned about this through the local news and have not heard from the existing landlord since the incident. She has left no forwarding address or phone number that I can reach her and the only info recorded in the lease refers only to the now deceased partner.
I have always been a responsible and respectful tenant but as of now I have no idea where I'm sending rent and want to make sure my legal rights are maintained in our leasing agreement. I have gone through the wringer with the amount of neglect I've received from these landlords over the past year and plan on moving out. However, that still involves needing to contact whoever I'm legally suppose to be paying rent to. Do I continue to send rent to the previous address despite knowing no one lives there anymore or do I contact the town borough or someone like that?
3 AnswersRenting & Real Estate9 years agoCan I legally get my landlord to reduce rent if she can't afford heating repairs?
My landlord has procrastinated on various repairs on the townhouse we've lived in for the past 2 years. The most pressing of those situations is the replacement of the heating system, which is 60 years old and can't seem to be repaired according to the various specialists who have been brought in an attempt to maintain it. When we first moved in, the landlord acknowledged the shortcoming and said that it was going to be replaced with a modern system within a year. That of course was about 2 years ago. Recently, we had a bit of confrontation concerning the lack of repairs in the house and learned that essentially she doesn't have the money to take of things any time soon. I suggested withholding portions of the rent to take care of things ourselves and things got kind of volatile. My spouse and I were then counter-attacked with how we weren't living up to our share of the lease because the house was messy during the few times she did come over to take care of things. All I know is that it's getting cold. There's no heat getting to the second floor. The cost of heating oil is outrageous, and we are paying a fortune every winter trying to heat the place with a busted up dinosaur furnace that burns through oil fast. What kind of rights do I have in all of this and what good can come out of a situation where you have more money to pay for things than your landlord does? It may be time to move. What would you do?
6 AnswersLaw & Ethics9 years agomy male swordtails intentionally swim backwards into the females. is this part of courtship or something else?
i have 3 swordtails, 1 male and 2 females. the typically persistent male never leaves the one female's side. he performs this strange ritual in which he stops dead in his tracks and swims backwards into the female as though he is trying to poke her with his tail. i thought this was just some sort of courtship ritual until i noticed one of the 2 week old fry in my tank doing this same sort of thing to another fry. i'm somewhat perplexed because i'd read that swordtails don't develop a gender let alone a desire to mate until well after the fry stage. i'm just really curious about what this ritual is for because it doesn't seem isolated to just mating based on what i observed with the fry. is it a territorial thing perhaps or can the mating instinct happen much earlier than anticipated?
2 AnswersFish1 decade agoany scion tc owners out there who've experienced any clicking or rough idling noise coming from their engine?
i have a 2009 tc and had an oil change performed about 3 weeks ago. this was only the second oil change since i bought the car last january. so far, i have only ever used synthetic blend. in the last week, a clicking sound has been developing in the engine. it's sort of like a mild valve-tap or how a diesel engine sounds. there's been no loss of power or trouble starting the engine, but there is a noticeable vibration in the steering wheel and floor. this seems more pronounced while the car is idling. i thought that maybe the mechanics who changed my oil might have screwed up, so i checked the levels and found nothing out of place. i also thought that perhaps i got a bad tank of gas, but its been 2 tank-fulls later since i first noticed the sound and it only seems to be getting worse. the car is only a year old, maintained, and driven normally. either this is just a normal condition that occurs after break-in or something is about to break. anyone have any ideas about what's going on?
2 AnswersScion1 decade agoHow should i deal with my neighbor's cigarette smoke seeping into my house?
i live in a townhouse that shares a wall with my neighbor. he and his guests smoke so frequently, at least 10 minutes for every hour, that i can't keep my windows open for more than 20 minutes at time before some cloud of fumes overwhelms my living space. somehow even when windows are closed there's still some trace of smoke that manages to seep through the cracks, air-conditioning, or some other unknown space. the highest concentration seems to be in my bedroom and the only thing i can figure is that it's somehow coming through the wall. my girlfriend and i don't take well to this smoke as its giving us allergy-like reactions and ruing our ability to sleep well.
surely, i respect that smokers have the right to smoke on their property. yet, for as much as he has a legal privilege to vent fumes, i should also have legal rights to clean air in my space. i know some smokers get very defensive about this sort of thing and think that non-smokers are making a big deal out of what they think is harmless second hand smoke. however, to me it would be like spraying a can of lacquer paint near the man's window knowing that all the fumes are going to condense inside his house. i'd continue to do this for at least 10 minutes every hour but still expect that he shouldn't get angry with me because i think that legally i'm allowed vent fumes as long as its on my property.
i don't want to be that one fanatical neighbor that likes to cause drama, but is it impolite of me to ask him to smoke in a more isolated area of his house or is this more of an issue with my landlord to seal off the walls? still i really can't ask him to stop smoking which seems like the only effective way of getting rid of the smoke. i'm just afraid that confronting him will instigate a vindictive smoker mentality. anyone have any ideas that doesn't involve having to move?
12 AnswersEtiquette1 decade agoinsurance won't cover fire department services from my accident. what do i do now?
i had a car accident back in december of 2008 and just now received a bill from the local volunteer fire department for $1500 worth of services. the bill came to me because my insurance company won't cover the expenses claiming that no specific services were listed in the invoice and they won't pay EMS crew just for showing up at the scene of the accident. my claims adjuster also thinks that i should not have received such a bill because first all of they were volunteer firefighters and secondly local taxes are suppose to cover such services. i'd like to know why it has taken 5 months for the fire department to finally get around to notifying me about this and why i should i have to pay an ridiculous bill just to have someone sweep up glass or whatever it is they actually did. i can't afford $1500. what should i do next?
6 AnswersInsurance & Registration1 decade agoWould a cold air intake really add much performance boost to a scion tc?
i've seen some car parts sites claim that these things can increase engine output by 7-12 horsepower. some have even said it can increase fuel economy. can anyone who's had one of these installed tell me if you've noticed any worthwhile increase in power? is it worth even spending $200-$300 to get one of these?
3 AnswersScion1 decade agoAnyone know how to switch between albums when using an ipod through a scion pioneer stereo?
i have a 2009 scion tc with a premium pioneer sound system. once connected, the ipod is controlled from the head unit. it recognizes everything as one giant list of named tracks. i have to unplug the ipod to access the ipod's menu, select a different album, press play, and then plug the ipod back in order to change albums. isn't there a way to do this from the head unit?
