New Office Question

I need a list of All US Cities and their respective GPS coordinates. I need then in an excel file. I have found these

http://www.census.gov/geo/www/tiger/latlng.txt

http://geonames.usgs.gov/domestic/download_data.ht...

But neither one gives me accurate data or limits their results to just cities. All I need is a list of cities and their coordinates!

Please Help! This has been killing me! I am willing to pay for it if it in fact exists.

I am a local CEO (California, Northern that is) and I am doing some research into looking into expanding our office. I have found a couple sites that offer listings but they ask for money. Does anyone know of a free Commercial Real Estate Database that I can use without going to a broker first? Just looking to do a little research first.
