  • Attention Renters! Why do long term tenants get so indignant when they are given a 60 day notice?

    Example: Tenant moves in with a year lease. They pay in full on time. The lease expires and becomes a month to month tenancy. Years and years and years go by with no problems. Life happens and landlord needs the unit for other uses. Landlord gives tenant a 60 day notice, and the tenant gets indignant! "I pay my rent on time all these years and this is how you treat me!" Blah Blah Blah!

    Is it me? Do I have unrealistic expectations? Doesn't a tenant realize they really do not own the home?

    It may sound silly/rhetorical and I'm not trolling. I really do not get it and I'm wondering if someone can help me understand the long term tenant mind-set!

  • Was I wrong to jump off?

    I am over 50, and I have been riding since I was a little kid. In my younger years I showed western equitation and gymkhana with some regional success. I also took English (hunter) lessons for a few years.

    Fast forward 35 years! I found a great dressage trainer and started taking lessons. (She has all kinds of letters and qualifications, won lots of stuff at Devon, works with the US Olympic team etc. If I dropped her name it might be recognized) I was doing pretty well (for not having ridden for 35 years!) getting my seat back at the walk and trot. (She said I have very *elegant* posture!) We were starting to work on the canter and I was having problems transitioning from walk to canter.

    I dont really know what happened. There were a lot of other folks in the ring at the time, I could have pulled my legs up and gripped too hard, I dont really know. But what happened was the horse took off, I lost my balance, and rather than trying to regain my seat, I just jumped off. I wasn't hurt, the horse stopped, turned around and gave me a funny look! My trainer was pissed! She said I ruined her best school horse! Really? I feel awful.

    I would love to find another trainer, but now I'm worried that maybe I'm just too old! Something else thats been puzzling me is why did she have me go from walk to canter? I kinda feel like it would have been easier for me to go from trot to canter, but I'm not a trainer so what do I know! I'd love to hear other opinions! Experiences? Thoughts? Comments?

  • Question for Landlords...?

    We have one tenant who has been renting a house from us for 4 yrs now. They pay the rent on time and the Mrs is an immaculate housekeeper. We have never raised their rent, and we have done several improvements. Widened the driveway so tenant could park their cars off the street, allowed tenant to choose the colors when we painted the house, new carpeting (tenant chose color) new D/W new stove and new fridge and this year we are putting in 3 new replacement windows. The tenant told us the other day that the neighborhood is getting pretty bad (we know this!) but she is going to stay because the rent is so cheap. (they have 2 kids in college) I did a comparison and we are charging about $300 per month less than other comps in the area.

    Do we raise the rent to bring it in line with others in the area and possibly loose a tenant?

    Or do we keep the rent the same because the tenant pays on time and keeps the place up.

    What would you do and why?

  • Is it better to purchase a car on the west coast or...?

    We are going to be moving back home to California from NE Pennsylvania. Our vehicles aren't super old, but they're not brand new either. 2000 Dodge Dakota 4WD and a 1998 New Beetle

    Would it be better to sell them here and purchase something else when we get there? Or take our vehicles with us and sell them once we get there?

    If we take them with us, what is the likelihood they'd pass CA emissions?

    Just a few questions!

    1 - Do you like your glass top stove? Why?

    2 - How tough is the glass?

    3 - Do you have to use special cleaners?

    4 - Can you use cast iron cookware?

    5 - Does it cook differently than the traditional coil type?

    6 - How different is it using a convection type oven vs a regular electric oven?

  • How Much is too much? Exit Strategy?

    Prior to marrying in 2006, I told my husband how much I dislike folks who drink to excess and how badly the smell of alcohol affects me. It makes me retch. My X Husband (divorced in 1989) was an abusive alcoholic. I made it perfectly clear while dating how badly I hate HATE drunks.

    He commiserated with me. Understanding and supportive. Relating how his older brother had died from alcoholism and his Mother's 1st husband was a drunk. blah blah blah...

    While dating and during the first part of our marriage (married in 2008), it was fine. He'd have a beer or two, occasionally three. And maybe once a week, if that. But over the years it has progressively gotten worse.

    Fast forward to 2013. Hubby is now consuming at least 10 - 12 (sometimes more) cans of beer a night, six or seven nights a week. This has been going on for a couple of years now, and I am sick of it. Although he is not physically abusive, he is very passive aggressive and it's gotten really old. I would try to talk to him, but it's difficult. He's either at work, drunk, or recuperating from being drunk - and when I broach the subject, he just walks away. Totally disengages and acts like what I'm saying is the most ridiculous thing he's ever heard. "Everyone around here drinks. There's nothing else to do!" Say What? Really?

    I'd also like to mention that prior to getting married, Hubby and I sat down with my elderly Father and discussed Dad's future living arrangements. At that time, Hubby and I were just dating, but he was privy to the conversation when Dad and I agreed that when the time came, I would move back home and take care of him. Well, the time came. But by then we were married and Hubby changed his mind. I was heartbroken. I had to leave my Dad in a home 3000 miles away from any family. Dad was devastated. So was I. But Hubby just couldn't bare to leave his family. How often do we see his family you ask? Not even once a year. And they live 20 minutes away. It's been over 2 yrs since we've gone down to see his Dad and siblings. I've asked several times but Hubby's too busy. (Meaning he would rather get drunk)

    He does go to work. He does give me his paycheck. But it's getting to the point where the paycheck doesn't cover the grief.

    What I'm looking for is either an exit strategy. I've always worked, but after the economy tanked, there aren't too many jobs for us over 55 folks with middle management skills! There is a small monthly allotment ($300) that I get from renting out Dads house. Or better yet, is there a way to make Hubby understand what his drinking is doing to our marriage? Half of me wants to try to work it out. The other half says, I'm too old to waste my time beating a dead horse! He was told before marriage, he was reminded politely several times, and if he can't bother to care about my feelings, then he obviously cares more for Mr Busch than for me!

    What to do? What to do?

    Comments, cares, concerns and suggestions are greatly appreciated. But please, be kind.

    Oh and Al-Anon is not an option. No daytime meetings in this area.
