  • If I have signed into an "exclusive right to represent" contract in one state, does it extend to other states?

I was looking to buy property in one state (Maryland) and signed an exclusivity agreement with an agent and looked at properties. We made a few bids but they didn't go through (got outbid). I decided to expand my search area to a different state (Virginia). My agent was not licensed in VA so I got another agent in VA. We're looking to make an offer on a property there, and I'm wondering if the original exclusivity contract with the first agent would extend to contracts I write in the second state? Would she have right to compensation? Am I going to get sued?
