  • Is it better to start investing in single family rental properties or multi family?

    I have been discussing rental investments with a friend and we both disagree with this. In my opinion, I think the first rental property I want to be should be a single family home. They are usually smaller and cheaper, and getting a tenant quickly is likely because most families would prefer a single home. My friend says he wants to start right away with multifamily because theres more units and therefore more rent income. I understand that COMPLETELY however, it would be more expensive to pay off, more chances of something major happening (fire, plumbing issues etc) and I know first hand how annoying it can be living in an apartment building.

    What are your thoughts?

  • Rental properties question.. is it better to stay in debt or pay it off?

    I've been looking into the whole "good debt bad debt" stuff and no one seems to be able to answer this question. Everyone who is rich from being in good debt with their rental properties actually owe mortgages still. In other words, I know of a guy who owns 10 homes at $100k each. Thats a million dollars in mortgage debt. But the rent they generate is enough to pay the monthly mortgage and make a profit. My question is, is it better to keep that debt and owe those mortgages for awhile or pay it off asap? Logic would say to pay it off. However these people who are successful are actually STILL IN DEBT and its working for them.

    Hi, sorry for the short headline. I just got The Cricut Maker (the newest model) and I have never used any cricut before, so I have some general questions!

    I am a graphic designer for over 10 years now, so its not the designing and creating that I have issues with. I am more concerned with your personal experience using the iron on vinyls, the heating machine, and where you can purchase vinyl rolls for cheap or discounted rates than the craft stores?

    Would you say that the iron on vinyls are good quality for clothing to sell? How many washes does it go through before it seems to bubble or chip off? I read complaints that it seems to ruin the clothes within a few washes, but then I see other people RAVING about it saying they work for ever. I'm so confused.

    Does the iron on vinyl work on terry cloth? I want to make customized baby bibs for my newborn niece, but I don't want to waste materials if it doesn't work on terry cloth (towel material)

    Is it worth it to get the heating machine too? Or is using an actual iron ok?

    Where do you buy your materials for as cheap as possible? I searched Amazon, craft stores, cricuts website, etc and they all seem to be so pricey! Any advice there?

  • What's it like being raised in NYC?

    I live very close to NYC, I am just over the boarder in Poconos of PA. Where I work, I get so many people DAILY come through my office from NYC looking for a job because they really want to move away from there. I remember telling one applicant one time that I LOVE NYC and I can't understand why I get so many people a day who say they need to leave it, she just glared at me and stated "trust me, there's nothing to love about living there". I also had a friend who moved there right after high school. She only lasted about 2 years and then moved back in with her parents because it was that bad. It was always her dream to live there, so for her to say that means a lot, as well.

    So, what the heck is it that's so terrible?

  • Good animation software that uses bones?

    Hi, I am looking for a decent animation software that uses bones, and preferably help with lip syncing. I had tried Toon Boom's free trial, but COULD NOT get the hang of it! I have also tried Anime Studio's program called MoHo Debut 12 and although that did seem promising, there were some issues with it such as it does not export in 1080p, any cartoon longer than 240 frames starts to LAG on my computer (even though my computer is brand new, custom built, and has the latest graphics card and latest gen of i7).... so yeah I can't really get anywhere here :( Adobe has one, but it costs $30 a month to use it!!!

  • Has anyone used CreateSpace for indie publishing? Would you recommend this?

    I want to create a book for sale thats loaded with recipes and instructions for do it yourself homemade soaps of all kinds. I have the proper program to make the PDF needed for createspace as well as turning it into an epub or HTML5 for e-books. I have all the know-how in that regard, but now I need to choose a publishing company that I can self-publish the book. I was interested in createspace because they don't make you buy any books in bulk to try to sell on your own, the literally only print the book as its ordered. Has anyone used createspace? whats it like and would you recommend it? if not, would you recommend something else?

  • Would I need a business license to do my own in-home elder care full time?

    I am wondering what the legalities are about this situation. Currently, I work for a company who does senior care in the client's homes. They charge the client X amount, hire people to go do the job, and then give us Y amount. Basically, I want to cut out the "middle man" here and find clients myself and make my own wage. But obviously I need to do this legally. Caring for someone else can lead to all sorts of problems and if I'm not properly covered I can be sued. And then there's the business side of it .. Since I want this to actually be MY business, I'm not sure about if I need a license, a business bank account with a tax ID, etc. This will be my income, so I will obviously need to claim it. I have no idea where to start with any of this. Anyone have business advice to share? Oh, and I already checked.. there is PLENTY of need for this type of service in my area. I checked with all various online job sites - including craigslist - and there's hundreds of ads from families seeking a personal assistant for their elderly loved one.

  • New to freelance writing. Where can I begin to get jobs and sell my work? I have looked into some sites but..?

    I have looked into sites like freelancer.com and things along those lines but it seems like the competition is way too much and I also read other people's reviews of those types of sites and they all said they same thing - that they worked very hard and spent a lot of time doing jobs just to realize they weren't picked for it. What's hard for me is I don't have a big resume or really, I don't even have samples of my work ready because I haven't written articles in a few years and I don't want to offer very old work as samples. Should I write some articles about literally anything in my free time just to have ready as samples? And then any recommendations about where to begin looking for jobs is welcome. Thanks!

  • Phone scammer managed to lock thr computer. How can I fix it?

    I work for an elderly woman (in home care) and while I was cleaning she was on the phone. I had no idea who she was talking to. Long story short, turned out it was a scammer claiming she was owed a refund. He was somehow on her computer moving the mouse around and stuff. He showed us a fake page that said they had deposited 2,000 into her paypal and she can keep 500 but send back 1500. When she told him she wasn't sending any money, the guy flipped out and said he was going to lock her computer "forever" and drain her money. I called the police and left a report. Then we called her bank accounts and canceled her cards. We are secured that way. But... We are legit locked out of her computer. The guy changed all the passwords on the accounts on the computer. I tried restarting and going through safe mode but that still required a password. I dont know what to do.

  • Is this a good plan for a website/blog?

    I have a youtube channel about how-to videos for art projects, sewing, home decor, etc. Its ALL do it yourself things. I am starting to get a good following and lots of views. I am toying with the idea of running a website and writing blogs with detailed instructions while including the already made video from my youtube. This way people can have written instructions, photos, AND videos to help them achieve their DIY goals. My issue is the name of the website. I want it to match the youtube name, obviously. But I think it sounds a little.... Cheesey. My Youtube is Mizzy Creations, which I do like (its my nickname coupled by a word to briefly explain the point of my videos) but im not sure if that's a good choice for a professional blog. But if i change it then they wont match each other. If i change my youtube name to match whatever else i choose for the website then i will confuse (and possibly lose) some of my audience. Blaahh
