Investment Loan Rental Condo >50% Renters?
Hello!
We own a unit in a condo complex that has another unit that has recently foreclosed and I would like to pick it up. It is currently listed for $70,000 but I figure I can pick it up $60,000 to $50,000 due to >50% rental rate.
Does anyone know if commercial loans follow the same underwriting requirements? I never have any vacancy in the unit we already own because we live in a college town so for us, it's almost guaranteed cash flow. We can easily afford the payments without any renters. If anyone has any advice on any finance techniques that we may be able to utilize, please let me know. I don't mind paying 7% interest on the loan for the risk and we can probably pull off a 30% down payment.
If you have no ideas on the techniques, please do not reply. I already know that picking this up using traditional financing is dicey. I could use some input as to whether or not people have had success picking these units up using a credit union.

Hello. I'm trying to clean up our books by separating our personal/business expenses as it's always a nightmare around tax time. I'm the soul proprietor of our advertising agency and the business has a credit card that receives our cable tv, internet, phone, and cell phone bills from two companies.
We have three cell phones on our plan and generally, I estimate my personal use at 50% for just my line or $35 per month. The rest of the use would be personal or $165 per month.
My TV and phone cannot be considered business use so I ignore those portions but internet can be justified for business use at 50% or so or $25 per month.
In total, I estimate that these utilities should cost my family $265 per month.
Can I use my personal checking account to reimburse my business for these expenses? The benefits from bundling and the cash back on my Chase Ink Credit Card (5%) makes it hard to justify moving these over to my personal accounts. I can't find any resources online regarding personal use of business equipment/services.

Hello everyone. A friend of mine has decided to stop paying for his mortgage and in the interest of helping him out, I would like to purchase his house for less than it is worth and he owes. His house, according to online assessments, is worth about $160,000. He owes $140,000 and in order for me to be remotely interested in purchasing the property, I would have to acquire it for $120,000 and convert it to a rental. This would be our 4th home (3rd investment property) if it makes a difference as far as the bank sees it.
Is there any way I can get a hold of this property before he goes into foreclosure?

I have a 2007 Toyota Sequoia SR5 and we have a new addition to our family so, we want to make sure our boys are separate when they sit in the car. We have an older daughter that will climb to the back of the vehicle and can buckle herself in. We love our Sequoia and we really don't want anything else. Here's what we'd like to do.
The Limited Toyotas come with a single bucket seat on the right hand side with a rear center console. We kinda want the same in our SR5 without the center console. We would like to swap our rear bench seat with a single bucket seat which would allow our boys to be on either sides of the vehicle while my daughter can go through the "center isle" created.
Someone out there, please find a tan (taupe, beige) RH bucket seat for our Toyota! Unless the LH one works. We don't really care if the controls are reversed. Anyone have any advice other than buy a new vehicle?

In the United States, for the most part, it is illegal to get "high." Personally I don't think it should be legalized. I usually I have good backing to my reasons but I discovered that I don't have good arguments against it. I was having a debate with my buddy and he was questioning why it is illegal considering the following.
1) PERSONAL HEALTH: All have negative health affects. Considering alcoholics, heavy cigarette smokers, and frequent marijuana users, which one of those most frequent health problems on the highest percentage? Consider an overdose on any of them. Consider factors such as those that share factors such as memory loss.
2) HARM TO OTHERS: I'm pretty sure that alcohol's got them all beat. I'm not so sure on a percentage basis. Second hand smoke?
3) MEDICINAL USE: I don't remember the last time someone got recommended booze or cigarettes from the doctor. Why not?
Can anyone think of GOOD reasons why we shouldn't decriminalize it or just criminalize them all?
