  • Can I be a buyer agent on a home that I have listed with a real estate agent?

    Currently have my home listed with a real estate company for 6% commission. I had heard that anyone can sell up to 6 homes per year without a license, but if I were to locate a buyer for my property while still listed and directed them to my agent, shouldn't I be able to hold back 3%? Would I not be considered a buyers agent, just as I am my own in a for sale by owner situation? I know I can run out my listing and not have to pay him anything at all, provided the buyer did not learn of the listing from the agent. Experienced replies most requested. Thank you.

  • When I send a document to the printer, it shows that's it's offline.?

    My printer is a wireless HP Photosmart 7510...and I know it works. I've tried all the suggested resolutions, but no success. I'm turning to this forum for help. Can it have anything to do with printer drivers? (which I know nothing about).

  • Food at the reception?

    My son is getting married very soon (10-23rd) and the parents, along with the bride and groom went for our food tasting at the reception venue. The bride is bent on serving mashed potatos and corn (not a vegetable) along with the soup, salad, 3 meats, pasta, etc.. family style dinner. Both her parents and my husband and I are paying for the entire reception cost and we all prefer roast potatos and green beans (an actual vegetable), but she's insisting the mashed potatos and corn, because that is what she likes. The owner of the venue offered to make the mashed and corn for just the bride and groom and serve all the guests (200) the roast potato's and green beans, but she refuses. I know this is her day and she can still get what she wants, but isn't a reception also for the guests? Her mom is very quiet and just goes with the flow, where I on the other hand, am struggling with her stubborness. Since we're paying for it, don't you think we have the right to veto her selection for the guests? The bride-to-be seems to have an "I don't care" attitude about this entire wedding, yet holds firm with the friggin' mashed potatos and corn!

    My son is getting married in about 4 weeks and just the other day his bride-to-be dropped the bomb on him that she's considering keeping her own last name. This devastated my son, literally brought him to tears. Isn't this something she should have mentioned to him a long time ago? Or, do you feel that my son is overreacting?

  • Insurance Rates tied to credit score?

    I just read the front page of our local newspaper regarding homeowners and auto insurance rates will be tied to ones credit score, making those with lower incomes, or problematic credit to pay even more for the home or auto insurances. The main question I have is...do you think that if ones credit improves, that the insurance companies have an adjustable rate that will decrease when ones credit score increases? I know this isn't the way it's going to happen, but what are your feelings on this plan?

  • Why do unpaid homeowner claims stay on your record?

    I contacted my homeowners insurance company to question about a claim for a crack in the ceiling of my bathroom. IF the cost of the repairs should be less than my deductible, the insurance company informed me that the claim will stay on my record and will affect my premiums regardless. Why is that the case? I was informed that they do not have a code to enter into their system indicating that the customer resolved the matter without assistance from the insurance company. This keeps your premiums up even when you don't submit the claim. How is that right? It's seems to border on illegal activity!

  • If you have a life insurance policy and it was issued ...?

    This is more of an FYI than a question. IF you took out a life insurance policy and stated that you were a smoker and later quit, call your insurance company and request a Policy Change From to update the policy...you can save some money on your premiums! What if the opposite is true, do you inform them that you started smoking and will they pay out on the policy if it's determined that you past away due to smoking?

  • Should I wear a separate dress for the church?

    My son is getting married at 2 p.m. and the reception is in the evening. The mob (mother of bride) will most likely only wear the gown that she is making for the evening since she is on a tight budget, but since the wedding is in the afternoon, I would much prefer to wear a formal suit for the church and change into my gown that I will be ordering at a salon for the evening. Which one of us do you think will be more out of place??? Since it's before 5pm, proper etiquette dictates the suit...what do you think?

  • Countrywide Mortgage refuses to correct my social security number on file?

    Short of contacting Consumer Affairs....I have received a letter from Countrywide Mortgage informing me and the millions of others that hold a mortgage with them, that an ex-employee stole the personal information of their mortgagee's (namely me and millions of others) and that they were going to offer a free 2 year credit monitoring to make sure that my identity isn't used other than by me. My wife is on the account with me and when she called to confirm information regarding the letter, they asked her for the last four digits of her social security number to speak to them...she gave it, yet they had a 6 in place of an 8 on file. Well, we hold two different mortgages with them on two different properties, so she asked them to check the other account and that one was correct. Countrywide insisted that the originating documentation was incorrect when my wife signed it, but we checked our mortgage documents and the W9; the Form 4506 Request for Copy or Transcript of Tax Form; and the Uniform Residential Loan Application were all correct. Countrywide employee input the information incorrectly on the one mortgage. Now they are asking her to send them in the mail a copy of her social security card, a copy of her photo id and a new signed W9. We refuse to also put my wifes information at risk. I asked them, if I were to die and my wife needed to do some readjustments to the mortgage, would she be able to? They clearly said: NO, but what I didn't ask them was...if I died would my wife still be liable for the mortgage since their identifying information for my wife is incorrect? I wouldn't think so. Question is: What would you do and how would you correct this problem without putting further personal information at risk?

  • My sister is offering to SELL her daughers furniture to my son...?

    My niece is off to college and my sister has decided to update her bedroom furniture to a more adult set. She mentioned to me if my son would like to have the furniture for his two little girls...well, just the other day she called and left a message on my answering machine asking me if they'd still like to have it ...for $300. My son and his wife are a young married couple with a very tight budget and can't afford to purchase it from her. In the past we have financially helped them out, but had to put reality in place and not keep bailing them out when they needed something. My question is: would you sell something to a family member or would it be considered an insult?

  • If your spouse has an affair while you are recovering from an auto accident...?

    I was in a nasty car accident...suffered a closed head injury, had to re-learn some things and speech, although knew I was married and had kids, it didn't matter as I was another person. My husband of 21 + yrs. reconnected with his high school sweetheart and started having an affair without even hiding this. I trapped him in some major lies one day and I called his mother to find out where he was since she claims I was "doing this CHI thing, on purpose" ....she said it was my fault that he had an affair....what do you think??? For reference, we worked though our problems and have just happily celebrated our 30th wedding anniversary this week.
