I am looking to buy some land which you can only gain access over a short unregistered piece of land. However the estate agent has told me there is not written consent for the use of this land for access although the current tenant has done so for the last 10years+ with no trouble. How do I find out if I am allowed across the land (in writing) - who do I approach?

I am a self employed dog walker with no employees or other business partners (sole trader). I have been running my business for over a year and have sent in successfully my last years tax returns. Do I need a business bank account? At the moment I simply keep my profits in my own bank account and business transactions take place through this. It is my only job and only income. I have good records of all my finances. Is it essential to have a business bank account separate?
