  • Motherboard failed - replace motherboard or computer?

    One of my computers began to show signs of failing over the past month. We are in an old building and I think my UPS surge protector might have failed (it is 4 years old). The computer started with freezing on the internet. Then certain programs would freeze if too many windows were open. Then we had a couple of windows upgrades. After that it would shut down completely on two occasions. The second time it shut down on it's own, I rebooted it, made some back ups and took it in for diagnostic.

    My co-worker thought it might be a bad v-card and suggested I take it to his computer repair people. I know the owner and one of the employees and I trust the one employee. He is out of town. I am not too sure about the guys they have running the front of the store at this time, they gave me a bad vibe, like they are incompetent. The computer repair store called back after a couple of days and said, they ran some diagnostic, couldn't find any viruses or anything unusual, tried to boot it with their monitors and got the blue screen of death. They suspect it is a fried motherboard.

    They said I need to buy a new computer and they will migrate all the software over.

    I know a little bit about computers, but not much. In relations to car care, I know I have to get the oil changed and the only things I know how to do is change the air filter and the light bulbs. From what little research I did on my own, isn't the motherboard something I can replace? Without having to buy a new computer? The guys at Fry's said I might have to order a new motherboard online and they can install it for me.

  • Help my dog fell over and is unresponsive!?

    This morning my dog vomited. He seemed okay. He bis almost 14 years old. Tonight, after dinner, we let him out. When he came back in, he was walking funny. He tried to sit down, but his legs trembled and he fell over. He is laying down panting. HIs eyes are dilated.

    He's panting heavily for days.

    Anyone know what this could be? It is 9:15 and the vet's office doesn't open till 8 am!

    How do I go about canceling my whole life policy? I bought term to replace a variable universal life and I realize now, what a dumb idea it is to have the whole life policy.

    Can I just cancel the policy and take the cash? I don't want to buy more insurance, I don't need more insurance. The cash value is less than what I paid the insurance company.

    Are there any programs for homeowners who are current on their morgages to refinance if you are "underwater?"

    We have always paid our bills on time and in full. My husband bought this house before we were married and for whatever reason was talking into an ARM and 0% down even though he has excellent credit.

    Our rates are 6.6% on the primary and 10% on the second.

    Our problem is that we owe more than Zillow says it is worth thanks to four former neighbors on our street who foreclosed and a bunch of other foreclosures in the area. I would say there is probably about 15-20% foreclosures in our area. We owe $55K more than the house is worth (ie we owe $200K and the house is worth $145K. Zillow has been off by $50K up or down in our area. I think a realistic appraisal would state the house is probably worth $180K given the fact that sales of regular occupied homes ahave been going for $190K (the foreclosed homes are mostly okay a few are in disrepair.)

    I had two other houses we own that have equity refied recently and both appraisals came back more than what Zillow states by at $10K and $30K. Both appraisals were conservative as it appraised about $5K less than the average of the three most recently sold houses which were all about the same giver or take a few hundred dollars.

    Given that we have excellent credit, I would like to refi, but is there a program that will help homeowners refinance even though we are negetive equity. The bankers I talk to want us pay off the second an dump $30K into the home for a refi. We can pay off the second, but I don't want to dump $30K into this neighborhood right now. I'd rather have the cash.

    Programs? Thoughts?

    I would like to lock in a 30 fixed mortgage at 4% or lower.

    When I am bummed out by something someone says, I havea tendency to sigh, particularly if it is someone I know and feel comfortable around.

    Is this a bad thing? My husband cannot stand when I sigh. I don't know what to do? I cannot fake it and be chipper around my husband, or should I just be all fake and pretend that nothing bothers me.

    I don't know anything about section 8. I am not sure if I am asking the question properly.

    I listed my house on craigslist and I had a number of people contact me. A woman who is very aggressive is on section 8 and needs something soon and I am not set up to take section and and she wants me to call someone to get qualified to accept her vouchers.

    Personally, I have nothing against people who need assistance, but she says things like this is the only house available and my house is NOT the only house available. She also wanted me to reduce the rent, which I am not.

    But I am curious as to the process of what a landlord needs to do to qualify to accept section 8.

  • Tenant moved out and glass shattered?

    My tenants have not turned over possession of a house yet. Today is the last day. I just revieved a message that while cleaning one of the fixtures shattered and he is freaking out and upset and doesn't know what to do. The tenant wants as much of the deposit back as possible so they are trying their best to get the house in order. While living there the house was basically lived in. Kids spilled juice on the carpet, rarely dusted, rarely cleaned the bathroom, scuffs on wall, food spilled and dried in refrigerator, stuff crammed down garbage disposal, crusted over food in over and on stove, etc.

    My take on it is it was probably over zealous scrubbing/cleaning that might have contributed to breaking the glass, but I am also aware there is general wear and tear on things like carpet and paint, but glass?

    My take on it is that the cost of replacing the part of the fixture will be charged to the tenant. Is that correct? I did some online pricing and it is between $15-40 (it depends on the size, I have to go in and measure.) I am not trying to be unreasonable, but I gave these people $100 off the rent per month to give them a break and help them get back on their feet. They are generally nice people. I don't want to stick them with costs, but at the same time I don't think it is my fault or my responsibility to pay for damage they create.

    Am I right or wrong to charge the tenant for the breakage of the fixture peice. It broke while he was cleaning it.

    I've had State Farm for 13 years. I've only had one claim on a stolen vehicle three years ago. I obtained quotes form Amica, which is better rated and hard to be accepted. I'd be saving $120 on homeowners insurance and $160 on the car insurance per year. Is it better to switch or stick with State Farm.

    I don't much care for my agent. She never comes to any event I invite her to, We both own property on the same street.

    There are nicer agents in town and my State Farm Agent keeps trying to sell me whole or permanent life insurance. I have shopped around and found better rates.

  • Tenants' dog destroyed a tree?

    I think my tenants' dog destroyed one of my flowering trees. It was over 20 years old. We'll it could have also been the kids or something else, but they never mentioned anything about the tree rotting or anything. I was over there to meet a yard guy and noticed the tree was gone.

    I also think my hydrangea bush is gone. I had some flowering bush and it has disappeared. About 1/5 of the flower bed are destroyed. I can replace the flower beds easily, but the tree?

    Can I charge them the cost to replace the tree or the difference in value of a house with a tree and without a tree?

    They are moving out and I am working on getting the place back in shape for new tenants. I am just going to hire a yard person to take care of the yard. Tenants never seem to take care of the yard no matter the agreement.
