  • Buying our first home - Australia?

My partner and I live in Queensland, Australia, and have found a house we want to put an offer in for. We plan on renovating it and either renting it out after a year (due to CGT) or selling it after a year or 2. Basically we don't know what we don't know about the process of buying a house.

What costs, forms and processes should we know about when we begin this process? We are already aware of the building and pest inspections, as well as stamp duty.

I know the first home owners grant is only for brand new homes now, which sucks, but I thought I heard a rumour about first home owners buying an established dwelling getting a discount or exemption on their stamp duty? Or am I just dreaming?

Also any hints and tips about buying a house? What do you wish you did differently, or looked at closer, or did more research on?

    Thank you

  • Itchy Winter Skin, Help!?

I live in Brisbane, Australia. While it's been an extremely mild Winter, as always my skin has gotten really itchy. I realise it's because of the dry hair and the hotter showers.

I'm after a product which will moisturise the all the layers of skin. This Winter I have tried Organic Coconut Oil, Organic Sweet Almond Oil, Sorbolene moisturising cream and body butter, to no avail. I put it on immediately after getting out of the shower so the skin absorbs it better. I also do it most mornings.

It is driving me mental! I scratch myself raw in the evenings! I really need a deeply moisturising product which is obviously available in Australia.

  • How do I delete an old Word Document?

I have just started a new job and the PC is littered with old files.

The problem is that I can't delete or open the majority of them because it pops up saying that "the document can not be found", however the files are still listed in documents. I think it's the same for excel documents too.

How do I fix this? I want to clean up the computer and delete them all.

  • Penis reduction?

My partner has been talking about having a penis reduction. He is 38 years old and has had dozens of sexual partners however he only remembers 2 who he was able to have sex with without having to hold himself back.

It effects our sex life as it is impossible for him to go all the way in. We can only have sex in a couple of positions without him having to completely hold back.

I have told him that its an extreme operation, and maybe it will be possible and less extreme to lengthen my cervix. On a side note, I have never had this problem with other sexual partners before. My partner is larger than average in length, so I don't have a short cervix.

We have tried using toys around the base of his penis which shorted the length which is able to get in, but they don't work. I just end up having to make a fist around his penis while he thrusts.

My question is; has anyone had, or know of someone who has had, a penis reduction? Have any doctors performed one? And is it possible to lengthen a cervix without an op?

  • Is staying in a Ryokan worth it? Recommendations for Tokyo?

My partner and I are travelling to Japan next month for 2 weeks. The first week we are skiing in Furano, then we have a flight to Kobe (1 night, because of the late flight) with the intention of staying a night in a Ryokan in Kyoto (another 1 nighter) before travelling to Tokyo for the remainder of our second week.

I am looking for other travellers opinions of staying in Ryokans. My concern is that after a week of skiing we might be a bit sore (especially my partner who gets back pain), and sleeping on a futon in a Ryokan my exacerbate it. The good ones are pricey and we aren't sure if its worth working into our budget. We aren't doing many cultural things on our trip, we might visit a few temples, but it's really not our interest.

I am also looking for things to do in Tokyo, I've done some research but I haven't found anything that's really jumped out. I'm thinking that we might do Disneyland one day but I'm unsure about the rest of the week (if anyone has done Disneyland Tokyo, let me know what you thought budget-wise etc). My partner LOVES gadgets, robots etc and I love food so some suggestions surrounding those ideas would be awesome.

Our budget isn't set in stone, but I mention it through this question because I don't want to spend hundreds on something not worth it when I could be spending it on something else.
