I'm thinking about purchasing a rental home in my home state with the hope of having it as a vacation home in 20-30 years when it's paid off. I'm currently living outside of the state, and I was wondering if having a rental property would impact my mortgage/loan application when I decide to purchase a primary home in the next couple of years? Will I be approved for less because I technically have more debt?

I would like to become a tax preparer to make some extra money on the side. I already applied for an EFIN so I can E-File online. Do I also need a PTIN and an EIN? I don't work for a firm or business, I just know a lot of people who told me they would pay me if I could do their taxes.
