  • educational video showing dangers of wall sockets?

    I'm looking for some kind of educational or safety video that I can show my 3 yr old about wall sockets. We put the safety plugs in them but she pulls them out. This is not a question about safety plugs. I will continue to look for something she can't pull out. This is a question about the existence and location online of a children's video showing a bunny sticking a fork into a wall socket and getting electrocuted. Again, please don't waste space telling me how to make the sockets safer. If I want to know that, I will ask that elsewhere. Thanks.

    I'm selling a house and paying some or most of the buyer's closing costs. Can I claim those costs on California form 593-E, which is the Computation of Estimated Gain or Loss, in my case loss?

  • Breaking an "Exclusive Right to Sell Agreement"?

    In California, I have the following clause in a property management agreement I have with a realtor:

    "(f) Disposition and Brokerage Fees. Manager shall be entitled to a brokerage commissions in the amount of not less than six percent (6%) of gross sales proceeds in connection with the disposition of the Property or any portion thereof"

    Does this mean if someone approaches me directly, and the realtor/mgmt company does nothing at all to bring us together and the buyer and seller agree to just use an escrow company, can the realtor/mgmt company rightfully claim 6%?
