  • How accurate are HUD PCR's?

I've been contemplating buying a house through HUD and I've been looking on their site and noticed they list a PCR.

Exactly how accurate are these? If it lists that there's furnace, I'm assuming that's correct based on visuals, but what about electric or plumbing? I would get my own inspection if I was serious about a house, but if these are extremely reliable, it will help me to narrow down my search.

  • What kind of bird will fit in my cage?

Hi, my mom works in a nursing home and recently one of their birds past away, so she brought the cage home. I just finished cleaning it (OMG was it dirty. The newspaper in the bottom was dated July 2010!!!! No wonder the bird died, they hadnt been cleaning the darned cage!!) and I'm unsure of what kind of bird will fit in it. It measured at 18x18x26. The sticker on the front says its "Pefectly sized for medium birds such as Cockatiels and Lovebirds." But I'm not so sure about that. I dont want to cram a big bird in, I'd like my bird to be comfortable. Here's a photo of the cage for reference.

  • Are these rat, opossum or raccoon prints?

We seem to have a unwelcomed family of visitors taking home in a small brush pile (I know, our fault) in our backyard. Are these rat, opossum or raccoon prints?

  • Black Moor fish with bloody eye?

My mom got my sister 2 extra small black moor fish (theyre about 2 inches max) and when she got them home, one had a bloody eye. We were unsure if it was bacterial or injury related, so we kept him separate for a day. The redness was originally covering his entire eye, but it all since pooled down into the bottom about halfway full so we came to the conclusion that he sustained an injury on the ride home.

Will he be ok? He's a big sluggist with brief spurts of intense energy, he swims as good as he can with only 1 and a half eyes. Sometimes I catch him floating at the bottom of the tank not moving and think hes dying but then a few minutes later he'll start swimming. I've read somewhere that his eye may fall off???? If so, will he be ok to be in a community tank? We also have 2 other mini-goldfish (not moors) in the tank. Will he be bullied and beat up? If he survives should I get him his own tank? I just dont wanna return him cuz i know they'll probably just kill him. I named him Uno and I'm actually more attached to the poor fella than my sister is!!

    Thanks!!!

  • Can I rent a car with cash ONLY?

I'm 21, and I have no credit OR debit card. I live in the Detroit area and need to rent a car for a 1-day trip to Lansing (about a 1 hour drive). Is it possible to rent a car with CASH ONLY? I dont need a Mercedes or BMW, just a little compact to get me there and back. I'm expecting a huge cash deposit, but I have that available. Has anyone done this before? How much did you have to put down?

  • Pros/Cons of Foreclosures?

I am completely inept when it comes to real estate. Currently, I am living in an ok suburb in the metro Detroit area with my mother sister and my 3 year old daughter. I am 22. Me and my mom recently came to the understanding that it would be best for me to move out. I am not as financially stable as I wish I could be right now, relying on student loans and financial aid from college to get by. I have a few people in mind that have said that they would be OK with rooming with me and my daughter. We've all come to the decision that it would be most efficient to live on the east side of Detroit, in the actual city and not the suburbs because it is so cheap. I found a 3 bedroom flat for $500 a month, but at the same time, there's a foreclosure on the same street for $4500, and another one a few streets down for $1500. Those are NOT typos. I just want to know the pros/cons of buying a foreclosure, especially one in the city, and if it's actually worth it or if I should just rent. Property taxes are only about $2500/year. I don't plan on staying in Detroit for much longer, maybe 5 years at the most, and if I bought a house I would most likely turn it into a rental property afterwards since I doubt I would be able to actually sell the house for what it would be worth.

    Thanks!

  • Segregated schools? Your opinions?

I live in Detroit, which is probably the most segregated city in the USA. My daughter is 3 and a half, will be 4 in March. So, she will be starting kindergarten in fall 2012. My opinion is, and I know we all hate to admit it, but would you send your white child to a predominantly (99.9%) black school? Would you do school-of-choice and take her a suburb? Or should she just stay in the city/neighborhood that she lives in and loves? I dont have many problems with my neighbors, but I'm unsure about how she would be treated by the staff and teachers and possibly other parents (most of my neighbors are single). The public elementary school that my flat resides near is probably one of the best in Detroit Public Schools. But its still DPS. I would not feel comfortable sending her to middle or high school in DPS, but I also dont plan on staying in Detroit after I'm done with my Masters Degree, which will be when shes in like, 2nd, 3rd grade. Thats the only reason I'm here, because the rent is so cheap i can afford it with my financial aid refund.

So what would you do? I know a lot of black children are being sent to suburban schools, and people are ok with that, but whenever I mention I'm considering DPS people get so shocked and say I better send her to a charter school or a suburb school. My mom lives in a good suburb and said I can use her address to send her to that school district, and I still have my driver's license from that address which doesnt expire until 2013.

I dont want to turn this into a racist thing. The only reason I mentioned it is because I dont know how comfortable she'd be being the only white kid in the school. And thats no exaggeration. And dont tell me to move. You find me a 3 bedroom house in the suburbs for $4,000 or $500/month and I'll be all on it. It jsut dont exist in my budget to live outside the city of Detroit.

    Thank you!

  • Best Backpack for my Needs?

I need a new backpack, and I have very stringent needs. I'm a Detroit resident, bus commuter, a full time university student, and single mom. I use my backpack for everything and I dont use a purse. My backpack needs to be able to fit a few books and notebooks for school, my laptop (i dont leave it home due to not living in the best-of-areas), my wallets (I have 3), a few toys for my kid when we're riding the bus, and other nick-knacky thing. It needs to be comfortable, not too bulky (Believe it or not, a lot of people in Detroit DO ride the bus, and I'm polite and dont like my stuff banging into other people when we hit a bump in the road.) It also needs a stomach strapy-thing to hook around me when I'm walking around my neighborhood so it cant be ripped off my back.

Being a single mom, I would like to keep the price of it under $100 if possible.

    Thanks!

I'm currently an undergrad at Wayne State University (MI) and am majoring in Social Work. In my entrance counseling, i saw that this was posted:

  • Subleasing/Roommates on parole (Detroit)?

I am looking to move out in a month or so to Detroit (Rent is cheap, the area im looking at is safe, so keep neg comments to yourself please!). Since I cant afford to do it on my own, I asked a friend to move with me. He is currently on parole in St Clair county and will be off in 18 months. Since he has a felony, I'm pretty sure that if I put him on the lease that we will be denied. If he rents from me, and I dont tell the management company, can I get in trouble or evicted? Since hes on parole, he will be switching his P.O. to Wayne County, but since his name wont be on the lease, will be in violation of his parole? Or should he just not tell his PO and keep it in St Clair county and just report when he was to? I dont want him going back to prison for this.
