A question for landlords: When to charge for damages?
As a landlord, just when can I charge for damages. So much of what I have is irreplaceable, so how do you charge a tenant when they steal parts off a vintage 1930's chandelier?
How do you charge when they break the lid of the tank of a toilet. Theoretically it could be glued back together, but it will always look "broken". I don't even know if you can just buy a tank lid without buying a whole toilet. Can I charge them for the price and replacement of a toilet if I can not find a lid?
How can I charge them when they use a pair of box cutters to cut out a pattern and use the linoleum floor in the kitchen as a cutting board. The linoleum floor in the kitchen was about 10 years old, but otherwise in good shape, except for hot oil burns that they also put into the floor. Normally I could see calling the oil burns, wear and tear, but cutting into the linoleum is something else.
If they remove internal parts to a dish washer, and because Maytag was bought out by Whirlpool, the parts are no longer available, how can I charge for a near new condition dishwasher that is 10 years old.
I could see where damages would easily exceed the damage deposit, yet 3 of the 4 individuals will remain for another 3 months. I would like to get estimates and use their deposit to cover the damages, but not do the actual work until they leave. Also have them recharge the security deposit for the remaining three months. I believe legally, I have to do the work almost immediately? (Oregon)
Any wisdom you could provide would be much appreciated. I do not believe I am cut out to be a landlord. I try to provide really nice dwellings, only to see them trashed. It is just really discouraging.

Jupiter is suppose to be the brightest light in the night sky, other than the moon, rising as the sun sets and visible for 15 hrs a day due to the longer winter nights. Reportedly you are suppose to be able to see detail and at least one of its moons with a pair of binoculars. I have a pair of 10X50 binoculars, and was unable to see any detail. Is the problem the quality of the binocular, my inability to hold it still enough, or was the article a little exaggerated in describing the capabilities of a pair of binoculars.
