  • Laws with Late Fees in Apartment Rentals in NY?

    Rent was due on January 1st, however I was out of town. Landlord calls to say he is picking up the rent, I tell him I am out of town and will be back on January 2nd. He says I will have to pay a $75/day late fee on my $800 rent. Is this legal? Considering that is a large amount of money for a late fee, it was a holiday, the money order is dated 12/31 but he never came to get it that day, and the stairs to the apartment are ready to collapse and he fixed it by placing a loose brick under a piece of support beam...which isnt working. Can anyone help???

  • Soon to be ex stealing from house?

    My brother in law has recently separated from his wife. She moved out with their kids and took his car. She cleaned out his bank account came to the house when he wasn't there and took the TV. He changed the locks and she came back while he was home the other day with her new boyfriend (also her cousin! EW!) She said she needed to get a few things from inside, when she went inside she took all of his jewelry and started breaking cologne bottles against the wall. Her new boyfriend heard the commotion and broke down the front door. A neighbor saw this and called the police. So, the police come and they say they can't do anything about the guy breaking down the door because he thought that she was in danger which is why he did it. Then, they say that she can take the jewelry with her since they are still married. Why is all of this allowed? Technically they are married but why does she get to walk out the door with MEN'S jewelry after the cops heard her saying she was going to sell it. They have 2 kids and she uses the kids as a pawn against him. She tells the kids that their father doesn't want them to be a family anymore and to start calling her new boyfriend daddy. Meanwhile he wants them to be a family but she can't be part of it. She cheats on him about every 6 months and then wants to come back home once the thrill is gone. He's had enough but doesn't know what to do anymore. Any advice?

    Does anyone know who are the eligible write-in candidates for New York? I can't seem to find a list anywhere. I know if they are not valid write-in candidates (filled out proper paperwork) then a vote in their favor will not be counted. I want to make sure my vote is counted...

    Obama's birth certificate has been in question since he has not produced the long form version. The case was thrown out of court but is now being appealed to the Supreme Court. His citizenship is also in question, since he lived in Indonesia as a child and was a citizen of that country, in which he would have had to give up his United States citizenship and no proof has been found that he reapplied for U.S. citizenship. "Obama is registered under the name Barry Soetoro by his stepfather, Lolo Soetoro. The school card lists Barry Soetoro as a Indonesian citizen born Aug. 4, 1961, in Honolulu, Hawaii.     Since Obama's birth certificate is in question as well as his citizenship of the United States, if it is found that he is ineligible for presidency AFTER the election, who would then take office? Joe Biden? Would the presidency go to McCain?
