  • If a tenant does dot give 30 days notice and is a month to month lease how much of the deposit do you hold?

    I have a tenant who has given me two weeks notice she will be moving out. The lease explicitly says she must give sufficient notice (30 days). Since I do not have a new tenant and will not have one until Oct. 1, am I entitled to keep her deposit to over the cost of rent for the month of September?

  • When is it safe for my dog to be around other dogs after heat cycle?

    My newfoundland puppy is in heat. She started bleeding 12 days ago and stopped the bleeding three days ago. Her vulva is still very swollen and two days ago she peed and marked everywhere outside. I have two questions- when is is safe for her to go around other dogs? When will her vulva stop be swollen? Does it have to stop swelling before she can be around other dogs?

  • Newf puppy is developing a bad habit.?

    My 9 month old newf. puppy has recently started sniffing and nudging at the genital area of humans. If I have anyone over that sits on the couch wearing pants of a skirt with their legs kind of open she will not keep her snout out of that area. She even started biting and pulling on my friends pants the other day. I tell her no in a stern voice and pull her away when she does that to someone but it is not deterring the behavior and it is embarrassing that she does this. I also can no longer walk from the bathroom to my room in a towel after showering and have to get dressed in the bathroom so she does not try to get at that area. She is not spayed yet- could this be a sign of heat? I have owned a dog before and never had this problem and want her to stop doing this asap.

  • 6 Month Old Newfie Pup Lunging and Biting Again?

    I have a 6 month old newfoundland puppy who used to lunge and bite a lot as a small puppy. She stopped lunging and biting two months ago, but within the past week has started up again. She gets many walks throughout the day, playtime off the leash, and has been through two rounds of puppy school so far but has suddenly reverted back to her old ways. She is now about 60 pounds though and it really hurts when she lunges and bites because she can push people down now and she can jump up to faces or necks now and bite. Her puppy teacher says it is her teenage phase and she will grow out of it- if this is true I can be patient and keep a leash on her during the day to stop her from jumping and lunging, but I am worried because after speaking to a couple of other newfoundland owners I have been told this is not common or normal. I am also worried that she may hurt someone aside from me. Saying "no" in a stern voice or using a stern voice at all only makes it worse and she zooms around and becomes even more aggressive. She has also stopped listening to basic commands she has mastered in puppy school and likes to challenge what I am asking her to do. Does anyone have any advice? I am willing to try anything that does not involve shock collars, pinch collars, chokers, or anything using aggression.

  • Removal of my newfoundland puppy's dew claws?

    I have a 14 week old newfoundland puppy and during her last visit to the vet the vet suggesting scheduling an appointment to have her dew claws removed. I called the breeder and she said not to have the dew claws removed and that it is not necessary, so I followed up with the vet and he insists it is necessary. If it is something that should be done I have no problem getting it done, but if it is an unnecessary procedure I do not want to put her through pain for no reason.

    I also have her in puppy school and the teacher has asked to continue training her and possibly enter her in a show. I do not know if I will pursue that, but I do not want to rule out that option at this point but I can not find information on whether or not the dew claws should be removed or not for shows. Does anyone have any advice? What is the benefit to having them removed?

  • Puppy potty training regression?

    I have a 15 week old newfoundland puppy who arrived basically potty trained at 8 weeks old. She is an amazing puppy and has done really well with learning basic commands, listening, etc. She has been allowed to sleep outside of her crate at night for the past month and has done really well with waking me up when she needs to go outside. She does not have accidents at night, and up until two weeks ago really did not have any accidents at all. Lately though she has started to pee right inside the front door on a rug once a day. The time of day varies, but she does it without any warning. I have cleaned the rug and even removed the rug, which just causes her to pee in that same spot on the floor. Every other time she will wait by the front door and let out a little cry, except for her once a day pee in the front door. I do reward her with a treat when she goes outside and I make sure to praise her saying, "Potty outside Scarlett! Good girl!" What should I do?

  • I need help to stop aggressive puppy biting!?

    I have an 11 week old newfoundland puppy and I have been extremely impressed with her in so many ways like potty training, listening to basic commands (sit, come, stay), sleeping through the night, and her overall demeanor. She really is an amazing little puppy.

    Every so often when she is calm and laying down resting she suddenly will jump up and lunge at me, my mom, or whoever is around and start biting, growling, attacking, and drawing blood. The behavior comes with no warning and is totally unprovoked. It seems to happen when she is getting tired, but has a burst of energy before falling asleep. I thought taking her for a long walk (around the block is as far as she goes right now) would help get rid of her aggressive behavior, so I have made sure to walk her when I know it is getting close to when she will want to sleep, but this has not changed anything. I also respond by saying "ouch, no biting" loudly and giving her a chew toy but that does not stop her either. She has done this a total of four times in three weeks.

    I am taking her to puppy school starting in two weeks but am hoping that someone may have a suggestion on how to stop before her classes start.
