When Investors are Interested, how do I get them to go forward with a deal with me???

I joined REIA last year and learned a lot by attending the meetings and even more when checking out the books. Russ Whitney & Ron Legrand, especially. I have been able to find property & even investors with no problem.

My question is, what do, I need to say to them to get them to do a deal with me. I can find them easily and even get them to listen to me. I have spoken with several investors and was even offered a deal (that I didn't take) but most of them keep asking me to verify my numbers. I use Ron Legrand's formula when evaluating properties. What am I doing wrong? How can I get them to stop going back and forth with me & just move forward with a deal???

If its a big investment anyone would balk before committing. Really sell the benefits of investing with you, why are you the smart one to back, why are your management skills at this superior to the next guy, why is this investment better than the previous or next one, why would being a first mover be beneficial. Concrete reasons why investing with you is to their advantage.

One of the easiest ways to get ppl to invest THEIR money is to show them how much of YOUR money you're willing to invest. Ppl want to know that the person trying to convince them this is such a good deal is willing to take the same risk.
