Tell you agent that you would like to take it off the market. Offer to pay the expenses they have incurred. If they are a quality firm and agent they will let you go. They should realize that you will come back to them when you are ready. It should not be worth it to them to keep you in the contract. However, they are entitled to the commission if they bring you a buyer who meets all the requirements and you refuse to sell.
Negotiate.

If you haven't accepted someones offer to buy it, then just don't move. Otherwise pray that the buyers financing falls through. Most sales contracts have a specific time limit on producing financing for the purchase. If the buyer doesn't meet the deadline, cancel the contract.
