Question for you residential real estate agents!?

Just wondering. . . what exactly is meant when the MLS shows "hardwood floors"? Does that truly mean only hardwood floors, or does that include laminate flooring as well? On that same note, does laminate flooring do much to increase the value of the home, or does that distinction lie only with true hardwoods? My neighbors who have sold recently have been showing "hardwood floors" on the MLS description. I'm going to be replacing my flooring soon, so I want to be sure I'm not over-improving my home, or for that matter, under-improving.

    Unfortunately, the term may be used loosly in the MLS to include both. There is not a distinction between laminate hardwood and true hardwood floors. Any updated flooring is helpful to value but we all know that true hardwood is nicer than laminate flooring and is rarely considered an over improvement.     Hardwood floors means hardwood floors... actual wood, not laminate. The key to improving the value of your home does not necessarily lie in what type of flooring you use (some people prefer newer carpeting or tile flooring more than hardwood flooring), but the overall condition of the home and its curb appeal. Of course, location also plays a factor. When selling your home, make sure it is de-cluttered, neat, CLEAN, and attractive when showing it to prospective buyers. Clean out your house, remove excess junk and excess furnishing, make sure it is clean (including windows and floors and the garage) and the lawn mowed, weeded, and well-maintained. A little elbow grease and sparkle goes a long way to selling your home for top dollar in the quickest time. I am not a real estate agent, but I have taken the course and have sold several homes of my own.

    Hardwood means hardwood, Pergo means pergo. There are, unfortunately, a few realtors who may list incorrectly to attract more buyers. I've seen "views" that must be seen from atop the chimney...

    Hardwood floors are beautiful and expensive. A great deal depends on your neighborhood. Is it a place with alot of kids and average priced homes? Or are executives who may want to showcase their homes going to buy your house? Kids and hardwood aren't a good combination and "might" be an over-improvment, while kids and Pergo = easy clean-up. Tile and stone are other good alternatives for many homes and they come in a variety of colors and styles. Pick a flooring appropriate for the room (tile or pergo in kitchen/eating area and hardwood in the living room perhaps).

    That being said, are you planning on moving in the next five years? ten? If you love hardwood and will be in your home for awhile, it isn't a matter of over or under improvement, but how you want to feel in your home, your castle. The cost over time diminishes.

    Hardwood means hardwood. On a personal note, I like laminate myself because it doesn't dent and scratch like hardwood does.

    no longer an agent, yet a buyer... commercial brokers artwork to barter words and fit for a belongings....an outstanding one works a pair deals a year for earnings in low 6 figures to commence in my section. I hate residential brokers. In my adventure, they do more advantageous damage than solid and with any luck will finally end up an analogous way shuttle brokers have ended up. Being proficient at baking Toll domicile cookies for the place of work looks the in reality employment prerequisite.
