Take your expenses and divide it by the # of people living in the house .
You can look to see what 1 BR and studio apartments rent for in your neighborhood or part of town you live in and undercut that.
I wouldn't pay more than 1/2 of what it would cost me to rent an apartment. Remember that the roommate is only really getting a 'bedroom', maybe a private bathroom .. but they are having to 'share' eveything else with you and your son.
I rent an 1100 square foot townhouse here in Phoenix for $840 a month and that includes all taxes, water etc.
If I were to get into a roommate situation, I honestly couldn't bring myself to pay more than $400 a month... and that would have to include everything.

depends on your mortgage, house taxes, insurance costs, etc, as well as the # of bedrooms preoccupied, taking into account the living spaces, etc (ie-size of bedrooms being rented out in comparison to yours and your son's), as well as whether they will have a shared bathroom or their own bathroom, walk in closet vs non...w/d available in unit vs. not (and quality of such)...
as other responders stated, your location...city or not..how big that city is, economy of the city, etc.
Typically, any realistic person would make the rent be about 1/4 (for 4 bedrooms, less bedrooms would be like 1/3rd for 3 bedrooms, 1/2 for 2 bedrooms...in a perfect world of 2 master bedrooms, 3 master bedrooms, 4 master bedrooms, etc) plus 1/2, 1/3, 1/4 utilities, etc (depending on the # of persons in residence...that's equally split, regardless of room size, elec/water use, etc).
It's good to ask for first month, last month, and a security deposit (up to 1/2 the monthly rent, or more, depending, I suppose) upon moving in...
and of course, having roommates is always such an adventure ;-)

Janet, are you out of your FREAKING concepts???? Your older son is 17, almost a guy, and you anticipate him to proportion a mattress room together with his new child sister, and which incorporate your new toddler?? guy, are you ever selfish- and that i would not blame your son if he instructed you to bypass to HELL. you will desire to noticeably re-evaluate your priorities right here. At 17, your son desires and merits some very own area and privateness, and to boot this, that is not suited for him to be interior the same room together with his 7 twelve months previous sister, in no way concepts a 2 month previous toddler whom you're in all risk nursing. in case you prefer to instruct a room into an exercising section, then why do not you exchange the main mattress room of your place into one?? which will sparkling up everyone's subject, won't it- and it will recommend that your son and his sisters won't would desire to proportion a mattress room. better nonetheless, why do not you think of approximately putting a unfold on your place? that's what my mum and dad did whilst i grow to be in extreme college, via fact it is whilst my sisters got here to stay with us. They extra a rec room, 2 new bedrooms, a tub, and a workshop for my stepdad to apply interior the iciness months whilst it grow to be chilly out. the greater area meant that everyone had privateness, and there grow to be greater room for social gatherings. conversing of which, in case you bypass forward with this, I strongly suspect that your son is going to initiate finding different places to bypass, via fact he's going to be powerful EMBARRASSED to ask his associates domicile if he has to proportion a room together with his toddler sisters. he's sufficiently previous to tension, sufficiently previous to date, and he would be commencing college the two this autumn or next. as quickly as that occurs, he would be waiting to bypass stay interior the dorm, and it is genuinely not a controversy any further different than interior the summertime and by way of holidays like Christmas. have you ever even theory approximately any of this, Janet, or theory approximately how selfish your plans are? I would desire to ask your self.
