I'm nervous, we have closing on our house and we are waiting on the final approval...?
We have been pre approved, got the contract signed w/ a closing date of Oct. 13th, the appraisal is done, the survey is done, and the inspection is done and all are good to go. We are just waiting to get the final approval. What are the chances it won't happen

As a home builder, I can tell you that your chance of getting your house is 99.9% or higher.

Right now the best thing you can do is try and rest up for the move. The lender numbers are what you are waiting for, and those won't be ready until the very last minute. I've seen some closings that have the final numbers faxed to them after the closing was scheduled to start. Trust in this: the lender is paid on commission and is working his or her butt off to get your loan approved. They don't get paid if it doesn't go through. Second to that, if you went through a conventional bank and for some reason get turned down, don't bat an eye at that. Go to a mortgage broker. You will find them in most any town. Look in the yellow pages under 'loans'. They are not held to as stringent underwriting as traditional banks. Believe me, there IS someone out there that will lend on any piece of property, it's just a matter of how much interest you are willing to pay. Also, there are online lenders with much more lenient lending requirements. Remember, somebody is getting paid commission on your loan. They are going to make it happen for you.

Some lenders use this to hide extra fees, They hope you get soooo nerves that you won't catch the extra fees. My bank did it . the papers came in with less than 1 hour before closing. When I complained they had the correct papers ready in 15 mins.

Well,don't let them push you to close on that specific date.Make sure you get all items fixed,repaired as disclosed to you.They may try and write you a check at closing,but we had a bad experience,and ended up not having enough to fix everything.So hang tight,it will be to your best advantage.Don't sweat that date,many things hold it off that are not in your hands,but please heed my advice about any repairs.The closing date can be changed.
