how can i get a name off a title to a mobil home.?
i canot find the person who signed the title with me, he has been gone for over 10 years. i cannot get a loan or even sell the trailer without his signature. the title says" and " not "or," and i have made all the payments and put my own money for the downpayment.

It depends upon whether the MH title is personal property or real property.
If it is personal property (treated like an auto or boat), the Dept. of Transportation in your state handles the titling of personal property. I would inquire with someone in their title area to determine how a re-titling could be accomplished (maybe some type of abandonment or notification process).
If your MH is titled as real property (real estate), you might want to contact an attorney. If fact, you could probably contact a title company in your area, get as much free advise as you can and get a recommendation of a good RE attorney.
There is a provision in real estate law called "adverse possession" which allows you to take title to real property where another owner has not used, enjoyed or maintained real property that you have used. The dollars involved in this instance might not justify the legal costs of an adverse possession filing.
