How to terminate a tenancy by a tenant?
I just found out that I may be moving out of the city and I just moved into an apartment about 1 month ago. I am on a 1 year lease. Would I be able to terminate my tenancy on the grounds that I will be moving out of the city? What can I do to terminate the tenancy early without penalty? What are the penalties? (For Ontario, Canada)

Look thru your lease carefully. Quite a few of them will have a 30 day written notice that is enough to get out of the lease. This is what I found:
Can I break my lease early?
If you have entered into a lease, you are obligated to fulfill the terms of that contract. If you abandon your contract before it is completed, your landlord may take legal action against you for the revenue (rent) that he has lost.
There are two circumstances under which you may be able to terminate your lease. The first is if you and your landlord agree to end the tenancy early. If your landlord agrees to allow you to terminate early, make sure you get the agreement in writing and keep it for your records. The agreement should include all of the information which identifies your tenancy, i.e. the tenants' names, the landlord's name, the apartment number and street address, the lease term and the date it is being terminated.
The second circumstance requires transferring your lease to a new tenant. This is called an assignment and you need to get your landlord's approval before you assign. If your landlord disagrees with your choice of assignee or fails to respond within seven days of your request for approval then you can end your lease. To end your lease in this situation you must give your landlord notice within 30 days of making your request and give 30 days notice of the date you wish to terminate. You might want to seek guidance from the Ontario Rental Housing Tribunal before taking this step.
If you are unable to end your tenancy early (by agreement or by assignment), don't forget that you must still give your landlord your written notice of termination at least two months before the end of your lease. Failure to give this written notice may imply that you intend to continue your tenancy.

Eh, I often do no longer supply somewhat some flex while it is composed of untimely hire terminations, yet with over a 2 month heads up and in easy terms one total month left on the hire while they pass, I throw it lower back on the 'availables' record and spot what happens. of direction if no tenant is roofed up, they are going to pay March's hire besides, and that i could preserve their deposit.
