My rental invoice states: a $25.oo late fee will apply to all rent that is late Can they give me 3 day quit?
I was given a letter in the mail on 11/01/06 telling me: Enclosed are two checks for patail payment of octobers rent recieved on october 24th. In light of your recent three day notice to pay rent or quit and sixty day notice to terminate possession served on october 16 2006 your three day to cure any unpaid rent has expired. therefore, we are not able to accept payment. If you have any questions or cocerns you may reach me at ect. If I didnt recieve a three day pay or quit, how can they do this? my other partail payment is sent dirrectly to there office, it has been for over a year now. Plus if your late with rent a late fee applies to your next rent invioce, which they have sent me on 11/01/06. i'm very confused help me please!!

First of all, the fact that your landlord has a late fee does not give you blanket permission to be late.
They say you were served with a Notice to Quit on 10/16. You had 3 days to pay or they were going to terminate your lease for late payment(s). You didn't pay. They terminated your lease. If they accept any more rent from you, it will make their notice invalid and unenforceable. In other words, they don't want your money ... they just want you out because you always pay late.
If you never got the Notice, you may be able to challenge this in court. Also, you need to find out the laws in your state to find out if one notice is enough to get you out. Every state has laws on how the notice must be served, what the notice must contain, and so forth. Perhaps they did not follow the law.
In any case, they need a court order to get you out. Once you stay past the vacate by date, they will file in court to have you evicted as a holdover tenant. You will get a chance to challenge the service of and the legality of the notice at that time.

possible its a mistake call the office and see what they are talking about. then call your bank and get your checks returned to you as proof of payment. then take it to the office and tell them to take the 25 dollare late fee off. then iform them that you are not happy about thier **** up and if it happens again your going to get a lawyer and sue for harassment. dont ever forget that you are doing the apartment complex or the landlord a favor by moveing into there place. all places should background check you before you move in so they ****** up not you. when i moved out of my aparment my apartment was harrasing me and i told them that if they harras me one more time i wouldnt pay them my last months rent. then i told them good luck getting money out of me cause collection agencies dont scare me especially when they didnt even have my social security number on file. What a bunch of idiots. needless to say they stopped harrasing me.
