I tend to look online first.

You website can provided a sense of the current offering on the market and point the new buyer to information that they should be aware. Posting information to the web provides a sense of openess to your business.

I have a dream and that is one day ALL properties that are for sale will be on line. What a concept to have buyers be able to really see what is for sale. With so many MLS How is one to get an idea of what is really out there for sale?

With so much off the MLS is would seem to me that the market is shorted and buyer would false over pay due to poor information of thinking there is a shortage when there is not one. That would make a bubble and if ever the market was honest it just might crash, ho that is what is happening.

There will be soon mandate publicly assailable MLS ran by the County Assessor's office.

YOU can't put a listing on MLS unless you have an agent - where would you get the paperwork needed to go thru with the transaction? Knowing how to fill it all out also? - Can you be available during ANY hrs someone wants to see the house? In case you haven't listened to the news in the last year, houses ARE taking up to 9 months to sell - maybe you're asking too much for yours.

70% of all buyers in today's age use the internet to seek homes. Do you want to be seen?
