I would like to start my own property investment business in florida, where do i start?
I already have a few properties, now I would like to form my business. Do I need to have a city/county license? I would also like to incorporate, I know the site but not the forms required. As much information as you can give me would help. Thanks in Advance.

There are many internet companies that will assist you in forming a corporation or LLC. Look under incorporation on your web search. They will give you the necessary forms. It should not cost more than $350.00 or so to form a corporation.
Before you do the corporation thing you should check with your tax consultant, get his imput into your decision. You want to get as much information as possible in making a decision. After you have enough information then you can make an intelligent decision
He might even be able to assist you with a local person that can assist you in forming a corporation. Just about any attorney or para-legal can do this simple procedure. Just remember who ever do it for you stay within good price range, all the time the most expensive is not the best solution when the end results can be accomplished more economical.
Yes it would be a good idea to get a city license, the only thing you need from the county court is is to file your DBA (doing Business As) after you your corporation.
When forming your corportion make sure that "they" also get your EIN number from the federal government. This is sort of like a social security number,but are for corporations. Don't get saddle with doing this, there are many telephone waits and delays.
One thing most people forget once they have in corporated is that this is now a person of it's own. It will have it's own bank account, please don't put your money in this account and don't put corporate money in your personal bank account. Since you work for the corporation you make take a salary for your services. Set this up with a company like ADP. You tell them the salary and they will tell you how much to bring as well as issue pay stubs, make sure the correct amount is taken out for the IRS ,SSI, medicare and other deductable items. Do it right and there will never be a problem, do it wrong and both you and the corporation will come under the evil eye of the federal government.
You will want to establish corporate credit as soon as possible, so as soon as you have established your bank account, you will now need to get a dedicated telephone line for your corporation. This line should be listed in your local telephone book, so it can not be your cell phone. The main thing is it has to be in the telephone book listed with the corporation name.
Now when you do have all that you need, go to Staples and Office Depot to apply for a credit card under the corporation's name. Don't forget to take the corporation EIN number, you should not have to use your social security number.
Also you will want to establish a credit report for the newy formed corporation so call Dun and Bradstreet. Ask them if they have any information on the corp that you have just formed. To your surprise they will not.
They will, however, look it up in the telephone book to see if it is listed. If it is they will call to get information about this newly formed corporation.
Now since you should answer the telephone you should be able to give them all the information they request. They will want to know about projected income, current income, number of employes, if your children run errands for the company guess what they work for the corp, if a spouse answer the phone then that spouse is an employee. I counted by answering service as an employee. So what do we jave 4-5 employees.
They will also ask how long you have been in business. That question can best be answered as to how did you long were you in business before it envolved into a corporation, so you might have been in business long before you decided to incorporate the business.
You do not own a corporation, you work for a corporation, even if you are the only share holder. So don't get in the rut of saying "I own a corporation."
