While a 650 is not particularly good, it is probably sufficient to obtain an FHA mortgage. How's your debt ratio?

you need to re fraise your question with more info as to whats on your reports 650 is that fico or fako is it your high score low or mid? why 650? what is bringing your score down? bk? if so when was it discharged? what other baddies do you have on your credit report ? no one is going to be even close to answering this without a better idea of whats in your reports. becuase although score is important. lenders also look at what is being reported and when.

in general nothing should be currently in defalt.

your utilization should be below 25% no collection bankruptcys, charge offs or judgements with the last 2 years

you should be able to get a fha loan if you meet the list i have above. another thing is do you have any revolving credit? store cards credit cards?

spend some time on creditboards.com and go to the mortgage forum and ask this question. that is where the experts are. hang out in the credit forum to find out more too.

650 is not a bad score, but there are other factors involved in qualifying for an FHA loan. Contact an experienced and reliable FHA-approved lender (not a broker). I like Julie at http://primelendingonline.com/

    Good luck!

Yes, but I would not limit yourself to just that option. I recommend Smart Choice Mortgage. They do business in most states and are your best opportunity for someone to say yes. Check out the free evaluation form at the source website and a Smart Choice loan officer will contact you within 24 hours. Good luck.

With a 650 FICO you might receive the lowest rate. Find a lender who is approved to do FHA loans and find out.
