Also, Title companies give lists of NOD's to Real Estate Agents. I'm not sure how much they charge regular folks. Try getting some from a Realtor. But, the lady above is obviously not too keen if she doesn't know she can get them for free and she's a realtor. You can check them out at the county courthouse, and most newspaper will publish Notice of Defaults and foreclosures in a special section of the newspaper, usually once a month. Best of luck to you!

There are least 2 approaches any one is attempting to idiot you or sucker you in this. The one you are going to certainly recognize is getting the foreclosures "record". Any apartment that has been foreclosed is now owned by means of any one rather than the customary proprietor. Around right here over ninety five% of them at the moment are owned by means of the financial institution that had the loan. They then record them with a Realtor and they're all within the MLS- so any truly property agent can get you this "record". Some will desire a host of your knowledge and a few may not care. Almost each and every unmarried agent has a internet site that searches the complete MLS- in order that method there are thousands of internet sites in each and every the city so we can get you this knowledge. Look at a few and uncover one that you just like. The aspect which you could now not recognize is this economic climate is affecting the complete record of houses on the market. A estate being a foreclosures does now not make it less expensive. A financial institution is needed to promote the estate they possess on the maximum fee it'll carry. Foreclosures normal promote for tremendously low expenses considering that they're placed in particularly unhealthy locations or in terrible form. Before you truthfully purchase any apartment you will have to examine the entire homes which are to your fee variety and meet your demands. Don't make the error of purchasing a apartment considering that this is a foreclosures and considering that bought you a great deal. Once you account for place and situation you may also think very strongly approximately a house that's stilled owned and cared for by means of an character- however the fee may be very low to compete with the foreclosure! Third- I could endorse that the majority humans cannot particularly purchase a apartment on the "courtroom apartment steps" and be comfortable with it. The titles are generally now not transparent and also you wouldn't have the possibility to do a well process examining the apartment and the financial institution that has the mortgage will generally bid better than any fair character could.

Find a Realtor in your area that handles foreclosures and pre foreclosures. I pay for the list and send my cleints the informtion for free. Or start watching your local papers..most states require the lender to publish the date of foreclosure and the sale x amount of days before it happens.

If you are here in the States, having a REALTOR should not cost you anything (but closing costs and/or pre-paids).
You shouldn't have to buy a list of foreclosures to purchase them!
