Who pays for home inspection before you buy a house?

Does it come out of buyer's pocket, included in the price of the house or what?

    If you're smart, you'll want to hire and pay for the inspector yourself. This gives them a legal responsibility to you.

    No matter how you negotiate the contract, you're paying the inspector. Don't you want them responsible to you?

    Their client is the one that pays them. Who would you rather try to sue - an ongoing business that carries insurance, or an individual that you have to track down, and that may or may not have the money to reimburse you?

    The buyer pays for the home inspection and the appraisal of the home. I would suggest you get the home inspection done first as there may be something seriously wrong with the house , find out if any one has made an offer on the house before you and if they did a home inspection, if so and there was something major wrong the seller should know. I am a mortgage lender and I had a client wait until the last day to do a inspection, her loan was closing the next day, she had no right to cancel, and found out she had to be a new water heater at a cost of $2000.00 dont get burned do the inspection. it is worth the cost

    This is subject to local custom. Here in the San Francisco Bay Area, the sellers typically put together a comprehensive disclosure package with both the legally required disclosures and additional reports. This is particularly true of higher end homes. No one wants to waste time with surprises. The best agents advise their clients to get a complete set of reports from professionals (termite, roof, overall, fireplace, and sewer lateral) with good reputations. The prospective buyers are then expected to make an offer based on the current condition of the property as it is reported. They may have additional inspections at their own expense if the parties agree to an inspection contingency. If additional defects are discovered through the buyer's inspections, then there might be further negotiation.

    You as the buyer pay for the inspection.

    An inspection is not required for your loan like the appraisal is but it is to protect you from buying a problem that you, as an untrained eye, may not have caught. Like foundation issues etc. They basically go around and nitpick the property to let you know what condition its in.

    The pest report is different........findings are different.

    Buyer pays for the home inspection.

    I got mine for 265$

    Be prepared you will likely have to pay for an appraisal as well.

    That ran me 300$

    The buyer pays most of the time, I have a few RE agents that pay for their clients home inspection and the buyer always pays for the appraisal.

    The buyer usually has to pay for the inspection, appraisal, and half of the closing costs.

    Or if you get a good lender it can all be rolled into your loan and you will have zero out of pocket expense.

    As with all things in a RE contract, this is subject to negotiation. It is customary for the buyer to obtain and pay for the inspection. But if you put in the contract that you want the seller to pay and that is part of the contract, the seller pays.
