I am considering renting out a room in my house. How can I protect myself legally in case there are problems?

I live in California. I have been a renter but have never rented from my own home before. How can I make sure to protect myself legally. I want to have a month to month rental. Thanks

    Do you have renter's insurance? Homeowner Insurance? Check out your possible tenant by getting a credit report, check employment, and take a deposit and first month rent.

    lease! lease! lease!! make sure you that spell out ALL the rules. spell out EVERY condition for the renting. maybe do 6 mth rentals...month to month renting is so difficult to keep the rules straight.
