It usually depends on what you are going to use the info for. If you are trying to refinance your mortgage, you definitely need an appraisal. But if it is for something else you might be able to get away with a "Broker Price Opinion" often utilized by Lenders looking to foreclose on a property where they ask Realtors who are familiar with your market to look up comps and give their "opinion" of a property value with their market knowledge included. Some times Realtors will do this for free, other times they might charge a nominal amount for their time. If you are trying to figure out what your property is likely worth, a Realtor will provide a comparative market analysis (CMA) and allow you to determine the value based upon your opinion and their research.

If you are simply looking for the market value of your home, call a local Realtor. They will do a free home evaluation and CMA for you. It should give you a very good idea of what your home would sell for.

1. Hire an appraiser (and pay for it).
2. Ask a couple local Realtors to do a CMA for you (for free).
3. Go to the County tax appraisers office and do the research on recent sales, adjust for differences in your home, type it up.
