I work for a Real Estate Settlement Company, and this is the first time that has ever come up, the lender does list the number of dependents on the loan application and their ages. you can give the loan officer this information without giving them the birth certificate, since every state is different you can also call your states department of Banking regulations and see if it is required to supply your child's birth certificate to a lender in your state (i do not know of any state that requires this but an informed Borrower is a stronger Borrower)

This will come up occasionally if you're receiving or paying child support. The lender will want to verify the age(s) of the children so they know how long the child support will continue for.

Let me know if I can be of any further assistance.

    All the best!
