What do estate agents do for their money?

I have a property going for sale and received 3 valuations. Each Estate Agent quoted fees to market my house of around £1800 (house valued near £110k)

They take some pictures and post them on the web. Then escort potential buyers. Do they do anything else to justify the fee?

    No they don't my brother is having the same problem and he has now took it off the market and is going to auction it. It's his Mother-in-laws bungalow she is in a home so the money is needed to help pay so auction is the best thing now the way the market is.

    We help you negotiate offers, we help you fill contracts and other forms require by law to keep from getting in trouble in the future if problems arise with the property once it has been transfered.This is the most important part. if you know real estate laws, and contracts then you could save money and sell your home your self.

    I mean why are lawyers payed so much? because they know the law.

    We also take care of the title company, who makes sure there are no liens on your property.We make sure the transfer is as smooth as possible.

    If you have the TIME to answer every call that comes in,

    If you know the market in your are and what other properties like yours are SELLING for, If you know real estate LAW & CONTRACTS,

    If you know TITLE , ATTORNEYS , INSPECTION, APPRAISERS , LENDERS, than you dont need and agent.

    Pay hundreds in advertising for each listing they have, Traveling, courting a potential buyer/seller by buying lunch or dinner while out on showings, constant upkeep on multiple websites (a lot which they must pay for to advertise or be a member of), constant paperwork, research & advice, Open House expenses, Flyers, postcards, door hangers & negotiating (sometimes with some of the nastiest people so the home owner doesn't have to deal with it) all cost $$$ and thats not the half of it. Advertising in local papers or real estate magazine is one of the best ways to get your home noticed by the buying public but also the most expensive.

    it seems a lot, but compared to other countries we seem to get off lightly in estate agents fees... ;-)

    when we where buying i was already taking a note of who we would use to sell with... there are some who just IGNORE potential clients... and some who don't even listen to what you want.. I wanted a peroid property, and the houses some of them tried to push on us...!!! ...and I found a couple of gems that were really good and tried there best to actually SELL a house, but not in a pushy way.... so when mine goes up for sale.. I have a pretty good idea where i will take my house to... and if they do there job and get me a fair price in a reasonable amount of time.. well I'll be happy to pay their fees... otherwise you could find your house is on the market for WAY too long... try going around and pretending you are interested in buying.. you will get a good idea of who is worth the fee and who isn't .... good luck xx

    I worked for an estate agency for two years,they do a lot more than you think,you are listing only the very basics,and as for the fee it is peanuts compared to what is charged out here in Spain. My villa is on with several agents and there fees range from 45.000 to 108 000 on top of my price I am not joking this is absolutely correct I kid you not , it is pure greed, and makes it very difficult to sell.

    I agree with Wacky it is a lot cheaper than here in Spain ,i worked for a property company and the least they charged for their fees was 35000 euros.

    When we sold our house in UK we put it with one agent and they charged 1 and 3/4 % but some tried to charge 2 and 1/4 %

    i presume you mean real estate agents;

    they also must know real estate law.

    they coordinate with the closing officers

    at the title/escrow/equiv firm.

    if they don't do those things,

    and make sure the contract protects you,

    they are not worth having

    Depending on their experience, they can research, handle problems, negotiate, make sure the buyers are qualified, make sure closing is smooth and there are no problems.

    A good Realtor can get the Seller the highest price possible on the best terms
