Does seller pay commission if buyer approached with offer without agent? Buyer found house, agent showed it.?
Buyer found house on web, asked agent to show it on their way as agent took them to other houses. Thanks

If you have your house listed with a real estate agent, it doesn't matter if the buyer has an agent or not...the seller pays commission to the agent he/she hired to sell the house. Then the real estate broker pays part of that commmission to the buyers agent. If the buyer is not a licensed broker and does not have an agent representing him/her, then the seller's broker/agent keeps the entire commission.
If you are selling the house on your own, and did not list it with an agent or broker, then you have the right to say "no agents", which means that will only show the house to people who are not using or contracted with an agent or broker, so you don't have to pay a commission. You can agree to pay the buyer's agent a percentage, but since you do not have a seller's agent, it's up to you as to how much you chose to pay the buyer's agent. Most people will offer 2% - 2.5%, since that's what they would most likely get if you had listed it with a broker/agent.
If you are selling the house yourself, and you didn't make it clear that you will not pay commissions to the buyer's agent, you might want to talk to your real estate attorney to see what the rights of the buyer's agent are.

The commission is part of the contract with the listing agent. While the contract is in force, the seller has to pay the commission even in a private sale with no agents involved.

it depends on what the sellers listing agreement says. In my state, if the seller is in an Exclusive Listing Agreement, a buyer that comes to the seller with an offer, is still required to go through the agent. The seller should tell the buyer to go to your agent or get an agent themselves.

Yes, the seller does have to pay commission to the agent if the seller is under contract.

i know it will not make sense, however once that agrreement is signed the seller must pay the comm. eliminates any problems later on about whom showed the house...
