Over the long haul investors try to set mortgage rates based on what they believe inflation will be in the future. If you are talking about any specific week- no one can tell because of short term worries or excitement.
What do you think inflation will be over the next three to five years? Add about 3% to that and that would be a good guess as to the 30 year mortgage rate.
